Rules

BOOKING POLICIES

WE ARE UNABLE TO ACCOMODATE A LATE CHECK-IN. ALL ARRIVALS MUST OCCUR PRIOR TO DUSK. Rates include Two (2) people, All visitors must check-in at the office. NO ONE UNDER THE AGE OF 21 ALLOWED IN RESORT. Rates include two (2) vehicles. Additional vehicle parking may be available, please inquire with the resort. Monthly rates do not include electric usage which is billed back at the completion of each month at the prevailing electric rate 0.13 per kWh. A late check-out may be available by request. Please inquire with the Front Desk in advance. No refunds for early departures, no shows or late arrivals.

DEPOSIT POLICY

Modem-will be on loan for extent of stay with cc info on file. Return Modem, cord & coax cable upon checkout and cc info will be destroyed. Sheds $100.00 a month and is non-refundable. Deposit of $100 non-refundable but shall be applied to final electric upon check out. Please note that cancellations will be subject to $25 cancellation fee for nightly rate, $50 for weekly rate and $100 for monthly

VEHICLE POLICIES

Speed limit within the Resort is 8 mph. For the safety of all this rule is strictly enforced. No sleeping in personal vehicles, or anywhere outside of your RV. Vehicles in a state of disrepair will not be allowed to remain on Resort property. One habitable and two non-habitable vehicles are allowed per site and must be parked completely on the pad within the site. Please do not park on the grass, gravel, mulch, along the roadways, or in vacant sites. ATVs, UTVs, and dirt bikes or similar motorized vehicles are not allowed on Resort property. No repairs or maintenance may be done on the Company’s property. All vehicles must have current insurance in place at all times. Anyone operating any motorized vehicle must have a valid driver’s license. Drive only on the roadways and never through an empty site. All vehicular noise is to be kept to a minimum.

SITE CONDITION

Please keep your RV site tidy and debris-free. Only outdoor or patio furniture and items intended for outside use are allowed outside the RV and must be kept to a minimum. Indoor furniture such as couches, recliners, and end tables are not permitted outside the RV. Clutter and eyesores such as garbage, boxes, tools, wood, empty flowerpots, etc. are not permitted. The following are not allowed on sites (including under the RV): Decks, stairs, fences or utility buildings, including storage containers. Concrete blocks to form structures or brace awnings Tarps are not permitted. Clotheslines or hanging of laundry. Appliances outside the RV, including hot tubs. Carpets, mats, lawn chairs, potted plants, etc. on grass. Air conditioners not designed for RV use (i.e., window units or evaporative coolers) .

PET POLICIES

There is a maximum of 4 pets per campsite. Pets are prohibited in ALL Resort buildings, including restrooms. Non-aggressive breeds are welcome and must be registered at the Front Desk upon arrival. Restricted Breeds are as follows: Pitbull, Rotweiller, and Doberman. Guests should carry proof of pet’s current vaccinations. Pets must be kept on a maximum 6-foot leash at all times while within the Resort. Pet kennels, pens, fencing, corrals, or crates, etc. are not permitted. Pets may not be left outside unattended. Guests are responsible to “clean up” after their pet. All pet waste must be properly disposed of in a trash receptacle. Noisy, vicious, or unruly pets are not allowed. Guests who are unable to control their pets must remove them from the premises. The Company is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party.

SECURITY

Video cameras are in use in common areas of the property. These devices, or lack thereof, are not a guarantee of personal safety or protection of personal property and are not a guarantee against criminal activity. Management is not responsible for lost, stolen or damaged articles. Please be sure to keep your valuables and bikes locked when not in use.

CODE OF CONDUCT

Quiet hours are 10pm to 8am Guests are responsible for their visitor’s behavior and compliance with Resort rules. Please be courteous to other guests around you and do not walk through other campsites. Loud, objectionable noise is not allowed at any time. Profanity, violence, or inconsideration towards other guests and/or Resort personnel will not be tolerated. Please leave the resort facilities as you would like to find them. Please clean up after using resort facilities such as rinsing the shower, sink, etc. No soliciting of business is allowed on company property unless specifically permitted such as a resort-sponsored event. Signs for the sale of products, services and RVs are not allowed. No smoking, including vaping, in any Resort buildings or outdoor recreational amenities. Smokers, please do not throw your cigarette butts on the ground. No possession or use of illegal drugs.

Pool Rules

NO LIFEGUARD ON DUTY. SWIM AT OWN RISK. NO DIVING. NO GLASS. NO PETS. NO CHILDREN A 911 phone is located in the pool area.

Sewer

All sewer connections must have an airtight seal as required by State & Federal law. All sewer hoses must be elevated and free of leaks. You must use septic-friendly tank treatment and RV toilet paper, no other chemicals or paper products including flushable wipes, paper towels or feminine products.

Electric

Plug your RV power cord in firmly with no space between the plug and the chosen receptacle. Turn on the appropriate power breaker after plug has been inserted. Excess cord must be coiled neatly on the concrete. When departing, turn power breaker off before disconnecting your plug from the receptacle.

Water

We recommend the use of a water pressure regulator.

Trash

Trash Valet-Place your bagged trash at the end of your site driveway between 6 am-10am daily. A member of our team will collect trash once per day. If you need to dispose of trash after the 10am pickup, you may place your trash in one of the disposal facilities on the resort. Trash is limited to normal household trash, no large items. Please dispose of individual dog waste bags by collecting them in a larger bag or deposit in the waste trash can mounted at each pet station. Please do not leave trash out after 10am, overnight or in any open container to avoid wildlife interaction. Please do not cut, trim, or otherwise disturb the natural vegetation in and around the Company. No nails, screws, or bolts in resort trees.

EMERGENCY AND SAFETY

In case of EMERGENCY: A 911 phone is located in the pool area. A Defibulator is located in the Laundry Room Facility. If you need to call 911, please call the Front Desk 817-229-8665 so that staff can be prepared to escort the emergency personnel to your site. If you observe any activity you believe to be of concern, please call the Front Desk 817-229-8665

FIREARMS and FIREWORKS are PROHIBITED.

Yellow Rose RV Resort is a privately owned resort.

Management reserves the right to refuse services, ask visitors to vacate or deny access to anyone under any circumstances it deems necessary. There are no refunds if you are asked to leave the resort. The above rules & guidelines were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, we reserve the right to update the Rules and Regulations at our discretion. Your compliance is very much appreciated and will ensure a pleasant stay for all. Owners & Management shall not be responsible for accidents, injury or damage. Certain risks are inherent with RV living and use, and individual responsibility for risk is upon the guest. Yellow Rose cannot be held responsible for any damage caused by acts of nature, weather, wild life, or deficiencies by municipalities and will not be liable for harm done to person, vehicle or personal property done on or around the park.

This place was extremely neat and clean. All concrete so no worries of getting your RV dirty. There was a nice recreation area with a pool, hot tub, horse shoes and pickleball. The staff is super friendly. Back in sites only and the leveling was a bit tricky. Also, no one under the age of 21. It was extremely hot but, it is late August in Texas so everywhere is hot. There were no shade trees but, there are crepe myrtles planted all over the park. We had to dodge a few low hanging limbs on our way out of town on the route that RV Wizard and Garmin took us. We were unable to avoid a few of them in our 13 ft Coach. Of course, that has nothing to do with the park but, just a heads up for RVers.

Absolutely beautiful facility!! Wonderful staff & immaculate facilities! As we were there in August, there were not very many people there with us to brave the heat!! Those we met @ the pool & hot tub were very friendly! Plenty of shopping nearby & the proximity to Ft Worth was great!

Beautiful place. Far enough from the city to be quiet and away from the hustle and bustle but close enough to for a quick drive to Ft Worth. The staff were very friendly and accommodating. Fresh coffee and cookies were served every morning. There’s a pool and hot tub that we had to ourselves one evening! The park is adult only(21+) so that adds to the quite low-key atmosphere.

The resort is fantastic, we visited for a month. When you enter the resort you realize you have made the best choice. Checking in was super easy and the staff are super friendly & helpful. We were escorted to our site, large and level. The swimming pool was great and the morning coffee was a hit. Visiting with the Long Horn Cattle was a pleasant daily treaty. When we return to the area this will be where we will stay.

The staff, location, amenities, and ownership are second to none. We stayed for a week and were able to attend the Ft Worth rodeo, a musical at Casa Manana, the Traders Village flea market, and dinner/movie in Clear Fork. Already planning another trip! Gem of an RV Resort and will recommend to all!

We love Yellow Rose RV Park! Our third time staying with them. We have family in the area and look forward to staying at YR. Everyone is very friendly and eager to help in any way. The facilities are beautiful. They have a great pool, fire pit, pickle ball, bathrooms and laundry. The sites are large, paved and room for parking your car. The hook ups are new and work perfectly. We will always come back here and look forward to our next stay with them.

It was a wonderful experience I wish I could stay more time. Everything was always clean, garbage pick up all the time wonderful and big and fresh laundry room omg I want to stay in that room for long time. Wonderful green areas. Omg the pool was always ready to get in very apetite all the time. Relax oh you want to relax oh this is the right place very very quite we forgot the day we have to leave we had to add one more day . Bathrooms and showers oh yes oh yes oh yes clean clean clean, water so so good hot as you like it or cold it's up to you they are big enough. Everything in this place is in the place. The people is so so nice always making sure you are OK or if you need anything. We was in the #24 we got the trees like almost hugging together. Still a lots of baby trees growing but we was lucky that our site the trees was mature already. Thank you so much. Again I really wish I could stay more time but we will back im sure.
