Willis RV Resort has the right to refuse services to anyone at any time.

Mail

Guests can receive mail at Willis RV Resort. Place your name in care of Willis RV Resort and the space number you occupy. EXAMPLE: Your name 13421 E FM 1097 Road, Spot #__ Willis, Texas 77378 If a guest departs and does not submit a change of address to the United States Postal Service, Willis RV Resort will not forward your mail; it will be returned to sender.

Departure

1. At the time of departure, each guest will surrender the pad site in the same condition as when received. 2. Guest will remove all trash, debris, and any personal property from the pad site. 3. Management requires three days’ notice before leaving. 4. It is each guest’s responsibility to provide management with the guest’s current mailing address. 5. If the site pad must be cleaned before others can move in, guest may forfeit part or all of the deposit depending on the condition and cost of cleanup.

Vehicle and Parking Rules

1. Our spacious pad sites allow guests to park two (2) vehicles in the pad site area. All vehicles must be declared at the time of registration. 2. No parking is permitted in the grass area. 3. All vehicles are required to be in good operating condition and must not drip any type of oil. 4. Certain restrictions apply to guests working on their vehicles at the pad sites. Please consult the manager for the areas where such vehicle work is permitted. 5. No vehicle with chemicals will be allowed to be washed on the property. 6. Vehicle and RV washes are $10.00 (for water usage) and must be paid to the manager at time of wash. 7. Trailers are always required to have wheels attached. 8. If, in the opinion of management, your trailer requires cleaning, you will receive a written notice that your trailer needs to be cleaned. You will be allowed sufficient time to complete the cleaning. All contractors used for this purpose must be approved by management before work commences. Any damage to trailers or RVs is the sole responsibility of the guest to whom the respective trailer or RV belongs. 9. Willis RV Resort is not responsible for damage caused to property under any circumstances, including, but not limited to, acts of God, weather, terrorism or war, accident, fire, or any other cause beyond the reasonable control of Willis RV Resort. 10. If your trailer requires offsite repair and maintenance, you must notify management that the trailer will be moved and provide an approximate return date. If no notice is given and you are past due on rental fees, you will considered to have abandoned your space and it will be open for new rentals.

Noise

NO LOUD MUSIC, RADIO, OR OTHER DISTURBANCE IS PERMITTED AT ANY TIME. Quiet time begins at 9:00 PM.

Property Rules

Management may adopt rules to maintain and enhance the safety and appearance of the property. From time-to-time management, at its discretion, may amend the rules. Guest agrees to comply with the rules as they may be amended. Exceptions or waivers must be authorized by Management in writing.

Common Areas

In his or her use of the common areas, each guest shall exercise reasonable care, refrain from causing any damage, and keep the common areas clean and sanitary

Visitors

Guests may not allow any visitor to stay in the resort overnight without management’s permission. Guests are responsible for the behavior of their visitors while they are on Willis RV Resort property. Behavior of a visitor for which the guest is ultimately responsible includes, but is not limited to, loud noise, trash control, speed, and use of electricity and water. Guests will pay for any damage caused by their visitor.

General Prohibitions

Unless otherwise authorized by management, guests may not install or permit any of the following items at any site, even temporarily: a spa, hot tub, trampoline, or any item which causes a suspension or cancellation of insurance coverage or an increase in insurance premiums.

RV and RV Spot

1. RV’s cannot be older than 7 years. Exceptions can be made for vintage RV’s. Guest must contact Resort management to approve a vintage RV before arrival. 2. Please keep your pad site and RV clean. If management requires to clean up after guests, a penalty will be issued. 3. No clutter or debris is permitted to accumulate at your site. 4. No personal pools or inflatables are permitted. 5. Clothes lines are not permitted at the Resort. Clothes lines cannot be attached to RV or Resort structures. 6. Please keep all hoses, cables, and cords neatly bundled in the grass area. Sewer hoses must have proper connections and elevated off the ground and supported on a sewer stand. 7. Please keep the grass area free of all items so that lawn maintenance may be performed. 8. Willis RV Resort is not responsible for damage to items that are left in the grass area. 9. Outdoor items must be kept to a minimum. No large upright storage containers, fires, exercise equipment, generators, refrigerators, freezers or gas cans may be stored outside of the RV. No screen rooms, canopies, tents or window air conditioning units are allowed at your pad site. 10. Without the express permission of Willis RV Resort Management, pad sites may not be modified. No outbuildings or other outside structures of any kind may be erected.

Garbage

Disposal dumpsters are also provided for your convenience. Guests must place their household garbage in the dumpsters provided. 𝐈𝐓 𝐈𝐒 𝐕𝐄𝐑𝐘 𝐈𝐌𝐏𝐎𝐑𝐓𝐀𝐍𝐓 𝐓𝐇𝐀𝐓 𝐆𝐔𝐄𝐒𝐓 𝐍𝐎𝐓 𝐀𝐋𝐋𝐎𝐖 𝐆𝐀𝐑𝐁𝐀𝐆𝐄 𝐓𝐎 𝐀𝐂𝐂𝐔𝐌𝐔𝐋𝐀𝐓𝐄 𝐀𝐓 𝐓𝐇𝐄 𝐏𝐀𝐃 𝐒𝐈𝐓𝐄/ Without special authorization from management, dumpsters are to be used for household garbage only. No household appliances mechanical items or industrial trash may be placed in the dumpsters.

Water/Sewer

1. Water, sewer, and garbage disposal are services provided and included in the rates. 2. Water. Water is provided by the City of Willis Water Utilities Department. They are registered with the State of Texas and the Texas Natural Resource Conservation Commission. We request your help in conserving the water. Each guest is responsible for making sure that all water connections have in-line washers and that the connections are tight and secure. Our guests are responsible for all water leaks in their equipment. If water is leaking, it will be turned off at the faucet and the guest will be notified. 3. Sewer. Sewer services are also provided by the City of Willis Water Utilities Department. Although we are not using a septic system, all guests should practice reasonable and responsible care. All guests must have sewer hoses in a rack acceptable to management and connected with a proper seal ring.Willis RV Resort is not responsible if sewer lines that are not properly placed on racks are damaged during lawn maintenance

Pets

Management is aware that many people travel with all types of pets. However, some pets are not permitted without permission from the management. The only acceptable pets are cats and dogs that weigh less than 50 pounds. Guests must declare all pets at the time of registration. Guests are responsible for ensuring their pets do not become a burden to other guests of the Willis RV Resort. All pets must be current on their vaccination shots and owners must provide proof of vaccinations. When pets are outside, they must be leashed or caged and accompanied by their owner. Pets must be taken to a designated area to urinate or defecate, and owners are responsible for cleaning up after their pets. Please do not let your dog dig holes. Guests will be responsible for any damages caused by their pets. If a guest is warned more than 3 times about their pet for any reason, management may require the guest to leave the premises.

Welcome to Willis RV Resort. Our goal is to provide an RV Resort where our guests feel at home. Management wants you to enjoy your stay with us, but not at the expense of the other guests. These rules are designed to maintain a clean, relaxing, safe, and secure environment for everyone; please read through our general rules. All guests are required to complete a registration card and provide a copy of their valid government-issued identification or driver’s license Any guest who provides false information on the registration card will be asked to leave the resort immediately.
