Liability

Guests assume full responsibility for their personal property, including RVs, vehicles, and outdoor belongings. We recommend keeping your vehicles and rig locked when unattended. The park is not responsible for any loss, theft, accidents, injuries, or damage to personal property due to fire, theft, vandalism, wind, rain, or acts of God. Guests agree to comply with all federal, state, and local laws during their stay. Violations of local ordinances may result in immediate removal from the park without a refund.

Long-Term Guests

Monthly guests must maintain a neat, clean, and attractive site at all times. Because long-term sites are occupied for extended periods, keeping them tidy helps uphold the park's visual standards. The rent must be paid in full on or before the specified due date each month. Late fees will apply to any payments received after the grace period outlined in your lease. Failure to pay rent on time will result in immediate eviction proceedings in accordance with local regulations. Please communicate with management early if you experience unexpected payment delays. Background checks may be required for all long-term residents prior to approval for a monthly stay. This screening process helps ensure a safe environment for our entire community.

Children

Parents and guardians are fully responsible for supervising their children at all times. Young children should not be left unattended in common areas, restrooms, or the clubhouse. Children must follow all park rules and respect the space and privacy of other guests. Parents will be held accountable for any property damage caused by their children.

Fires & Safety

Fires are allowed only in designated park fire pits or approved, elevated containers. Fires must never be left unattended and must be fully extinguished before turning in for the night. Firewood will be available for sale near the clubhouse and office area. To protect local trees from pests, please use the wood provided by the park rather than bringing in outside firewood. No fireworks of any kind are permitted to be discharged inside the park. This rule protects the property from fire hazards and respects guests and pets sensitive to loud noises. Keep all campsites completely free of fire hazards, including dry brush, loose paper, and flammable liquids. Maintain a safe perimeter around your active fire pit at all times.

Respect and Courtesy

Please respect neighboring guests and park property at all times. Avoid walking through other guests' designated sites and treat all communal amenities with care.

Firearms Policy

Firearms must be handled in accordance with all applicable laws and may not be discharged within the park boundaries except in cases of lawful self-defense.

Disorderly Behavior

Disorderly conduct, excessive noise, public intoxication, or harassment of other guests and staff is strictly prohibited. The park maintains a zero-tolerance policy for disruptive behavior.

Illegal Activity

No illegal drugs or criminal activity of any kind will be tolerated on park property. Law enforcement will be notified immediately of any suspected illegal acts.

Dog Park Regulations

A dog park is provided onsite for your pets to run off-leash, but animals may never be left unattended in the area. Owners must remain inside the gate with their pets at all times.

Trash Prevention

Guests are expected to maintain a completely trash-free space around their rig. Debris, food wrappers, and litter must be collected and disposed of promptly. A community trash dumpster is provided on-site for your convenience. Guests are expected to place all household trash securely inside the dumpster rather than leaving it on the ground. Guests are expected to break down all cardboard boxes completely before placing them in the community dumpster. This maximizes dumpster space and keeps the disposal area neat.

Utility Damage Liability

Guests are fully responsible for any damage caused to utility connections due to negligence or improper usage. Please report any faulty connections to management immediately.

Wastewater Discharge

The discharge of gray water or black water onto the ground is strictly prohibited by law. All wastewater must be contained and disposed of properly through the provided sewer hookup.

Included Utilities

Electricity, water, sewer, and internet are fully provided in the cost of the site rental. Guests are welcome to enjoy these amenities responsibly during their stay. A proper, airtight sewer hose and rubber seal or donut are required for all sewer hookups. This prevents leaks, odors, and environmental contamination. The use of underpowered extension cords and unauthorized utility hookups is strictly prohibited. These practices create severe fire hazards and can damage the park's electrical grid.

Inoperable Vehicles

No inoperable, abandoned, or junk vehicles are permitted anywhere on the property. Vehicles with flat tires, broken windows, or major mechanical failures must be removed immediately.

Licensing and Insurance

All vehicles operating within the park must be properly licensed, registered, and insured. Driving unregistered or uninsured vehicles on park property is a violation of policy.

Grass and Vacant Sites

No parking is permitted on the grass or on vacant sites at any time. This rule prevents damage to underground utility lines and preserves the park's landscaping. Additional parking space is available on the property for an extra charge. Please contact the main office to arrange for extended parking or to store extra vehicles.

Designated Parking Only

Guests and visitors must park only in designated parking areas assigned to their site or designated overflow lots. Parking in common areas or roadways is prohibited.

Speed Limit

The speed limit is 10 MPH throughout the entire park. Please drive slowly and remain vigilant, as children, pedestrians, and pets are frequently walking along the roads.

Vehicle Limits

There is a strict limit of two vehicles permitted per site. Any additional vehicles must be registered and parked in designated overflow areas.

Outdoor Storage Prohibitions

Storage of appliances, indoor furniture, tires, tools, or debris outside the RV is strictly prohibited. Only standard outdoor patio furniture and approved gear may be kept outside.

Health and Safety Compliance

RVs must comply with all local, state, and federal health and safety regulations. Working safety alarms and proper hookup connections are required at all times.

Visitor Policy

Visitors are welcome but must register online or at the park office immediately upon arrival. This helps management maintain a secure environment and track who is on the property.

Site Occupancy Limits

Maximum occupancy per site is strictly limited to the official number of people the rig is rated for. Overcrowding sites compromises utility infrastructure and the comfort of neighboring guests.

On-Site Repairs

No major vehicle or RV repairs are allowed on your site. Minor, emergency maintenance must be approved by management beforehand to prevent oil spills and property damage.

RV Condition

All RVs must be operational and maintained in good cosmetic and mechanical condition. Management reserves the right to inspect rigs to ensure they meet the aesthetic and safety standards of the park.

Pet Policy

Pets must be kept on a leash at all times when outside the RV. This rule ensures the safety of your pet, as well as the safety and comfort of other guests. Owners must immediately clean up after their pets and dispose of waste in designated receptacles. Failing to pick up after your pet will result in a violation fee. Excessive barking, whining, or aggressive behavior will not be tolerated in the park. Management reserves the right to ask owners of disruptive pets to remove the animal from the premises. Management may restrict certain breeds or animals deemed dangerous or aggressive. Please check with the front office regarding specific pet restrictions before booking.

Quiet Hours

Quiet hours are observed daily from 10:00 PM to 7:00 AM. During this time, guests must keep noise, music, and voices to a minimum to ensure a peaceful environment for everyone.

Right to Refuse Service

Management reserves the right to refuse service or remove guests who violate park rules. Guests asked to leave due to rule violations will not be eligible for a refund.

Site Cleanliness

Sites must be kept clean, tidy, and completely free of clutter. This standard helps preserve the visual appeal of the park and prevents pests from entering the area.

Guest Registration

All guests must register before occupying a site. This ensures that the park has accurate records of everyone on the property for safety, security, and administrative purposes.
