Rules
FRANKLIN RANCH RESORT
RV PARK RULES & REGULATIONS
1. RENT & OCCUPANCY
● Rent is based on two (2) adults per site
● Additional guests are $5 per night
● Rent is due on the 1st of each month
● Late after the 3rd will incur a late fee
● Nonpayment may result in termination of occupancy
● No refunds for early departure.
2. CHECK-IN & CHECK-OUT
● Check-in: 2:00 PM
● Check-out: 12:00 PM
● Late check-outs may result in additional charges.
3. QUIET HOURS
Quiet hours are from 10:00 PM to 7:00 AM.
Disruptive behavior is not allowed at any time.
4. SPEED LIMIT
Speed limit is 5 MPH throughout the park.
5. SITE MAINTENANCE
All sites must be kept clean, orderly, and free of clutter at all times.
The following are NOT allowed:
● Excess outdoor storage
● Trash, debris, or loose items
● Broken furniture, appliances, or equipment
● Items deemed unsightly by management.
Management has sole discretion in determining acceptable site conditions.
Failure to maintain site may result in:
● Notice to correct, OR
● Immediate removal from the park.
6. RV CONDITION
● RVs must be fully operational
● Must be free of leaks and major damage
● Must be in good overall condition.
Management reserves the right to deny or remove any RV that does not meet standards.
7. PARKING
● Park only in designated areas
● Do not block roadways
● Do not park on grass.
8. VEHICLES
● One (1) vehicle included per site
● Maximum of two (2) vehicles per site
● Additional vehicles may require approval and fees.
9. VEHICLE RESTRICTIONS
● No mechanical work or repairs allowed
● No oil changes
● No washing of RVs, vehicles, or large equipment.
10. GUESTS & VISITORS
● Occupants are responsible for all visitors
● Visitors must follow all park rules
● Management may limit or deny visitors at any time.
11. CHILDREN
Children must be supervised at all times
12. PET POLICY
● Maximum of two (2) pets per site
● Pets must be leashed at all times
● Pet waste must be cleaned up immediately
● No aggressive behavior allowed
● Excessive barking must be controlled.
The following are NOT allowed:
● Pets left unattended outside
● Tie-outs, kennels, or outdoor containment.
Violations may result in removal of pet or termination of occupancy.
13. TRASH
● Dispose of all trash in designated dumpsters
● Do not leave trash outside overnight
14. AMENITIES
● Use shared facilities respectfully
● Clean up after use
● Report any issues to management
Non-Potable Water Notice
● Water provided at the RV park is non-potable and not safe for drinking, cooking, or
personal consumption. Occupants/Guests are responsible for supplying their own
potable (drinking) water. Owner shall not be liable for any illness, injury, or damages
resulting from use of the water.
15. PROHIBITED ACTIVITIES
● No soliciting or business activity
● No illegal drugs
● Responsible alcohol use only
● Fires only in designated fire pits
● No fireworks or firearms.
16. CONDUCT & COMMUNITY STANDARDS
Management reserves the right to determine acceptable behavior within the park.
Any behavior that is:
● Disruptive
● Unsafe
● Damaging
● Harmful to others.
May result in immediate removal.
17. SITE INSPECTIONS
Management reserves the right to inspect sites to ensure compliance
18. RULE ENFORCEMENT
Failure to follow these rules may result in:
● Notice to correct, OR
● Immediate removal from the park.
Management has final authority in enforcing all rules.
19. LIABILITY
Franklin Ranch Resort is not responsible for lost, stolen, or damaged property.
Guests stay at their own risk
20. ACKNOWLEDGMENT
By staying at Franklin Ranch Resort, guests acknowledge they have read, understand, and
agree to follow all rules and regulations.
Failure to comply may result in termination of occupancy without refund
