Vehicle Policy

Only electric golf carts allowed. All guests must register their golf carts upon arrival and must be a licensed driver to operate a golf cart on property. **No Gas Powered Golf Carts Allowed**

Pet Policy

No pets are allowed in rental units

Cancellation and Refund Policy

1. No Show - Refund will not be granted. 2. Long Term - One month or longer. 3. Reservations with any nights during the months of January - March: Cancellations made prior to 60 days of arrival date will receive a full refund, minus $150 administrative fee. 4. Reservations with all nights during the months April - December: Cancellations made prior to 60 days of arrival date will receive a full refund, minus 10% of reservation. 5. Less than 60 days - deposit may be pushed forward one year from original arrival date, or will be forfeited. 6. If a stay is shorter than original reservation, and less than one month, no refund will be given. 7. If one month or longer, the rate will be adjusted to the appropriate rate type (i.e. daily, weekly, etc.) 8. Credit of the adjusted unused portion of the payment, minus $150.00 administrative fee, will be applied to future reservation within one year of cancellation date or forfeited. 9. Policy subject to change without notice. 10. Refunds for death or extended hospitalization will be reviewed on an individual basis at the Regional level.

Deposit and Payment Schedule

Daily 1. Your credit card will be charged one night rack rate prior to arrival. 2. To make changes to your reservation, please call our Reservation Department at (877) 864-2728 and specify that you booked your reservation online. 3. If a RV/Tent site reservation is cancelled at least 2 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited. 4. If a rental unit reservation is cancelled at least 7 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited. 5. Cabana Security Deposit: $1000 on Monthly and $500 on Weekly. 6. Travel Trailer Security Deposit: $300 7. Security Deposit Refundable at check out after a walk thru. 1 to 2 Months 1. One month deposit is due at time of reservation for reservations during January-March. 2. $200 deposit is due at time of reservation during April-December. 3. Balance is due on reservation start date. 3 Months 1. One month deposit is due at time of reservation. 2. Balance is due on reservation start date 4 to 5 Months 1. One month deposit is due at time of reservation. 2. 50% of balance is due on reservation start date. 3. Final balance is due on 1st day of 2nd month of reservation. 6 months or longer 1. One month deposit is due at time of reservation. 2. 50% of balance is due on reservation start date. 3. 25% of balance is due on 1st day of 2nd month of reservation. 4. Final balance is due on 1st day of 3rd month of reservation. Annual 1. Park Model/Tied Down units - One month deposit is required for new guests. 2. RV annuals - One month deposit required. 3. Monthly payment schedule is subject to good credit history, and credit card agreement on file. 4. The method of payment for deposit is by credit or debit card. If deposit is made in person, cash and/or check are acceptable.

General Policies

1. Site Check In Time: 11:00 AM 2. Site Check Out Time: 11:00 AM 3. Rental Check In Time: 3:00 PM 4. Rental Check Out Time: 12:00 PM 5. Minimum Check In age is 18 years old. 6. Guests aged 12 years old and under at the time of check in are considered children. 7. Pets are allowed. 8. This is an Encore PK & we were here for the month of Oct. at the special rate of $349. & elec. got this rate from coupon at RV show. Normally rate for Oct. for the month is $991., $80. for the night. Sites are 30/50 p/thru, site was long enough for our 36'MH & car. Site are wide enough so you are not on top of your neighbor. Friendly staff, It is on the Gulf with some nice sunsets to view. There is a pool, workout room, cable, WIFI only in office at site there is a fee. it is an ok pk for the $349 we pd for the month at the special rate, but the park is not worth the $991. they normally charge for the month but then that the going rate for the Keys. Winter rates are way over $1200. a month & like 85- 100. a day. There are no patios, tiny gravel, feeds growing through the gravel.
