Policy Enforcement

If a guest is out of compliance with any park policy, Sunny Oaks RV Park reserves the right to vacate the guest with 48 hours’ notice.

Long-Term Guests

Please review our financial and leasing terms to ensure a smooth residency. All lots are rented on a month-to-month basis, with the first month’s rent and a $200 security deposit due in full upon arrival. Deposits are refundable upon departure, pending site inspection and account clearance. All occupants must register at the office, complete a guest waiver, and place tow vehicle information on file. For stays exceeding one month, residents must carry RV insurance (with a recommended $100,000 liability minimum). To maintain community standards, RVs must be washed every three months, and any lot changes require prior office approval. Additional vehicles require authorization and may be relegated to overflow parking. Upon vacating, sites must be left in their original condition to avoid a $250 excessive cleanup fee. Please note that monthly payments remain the responsibility of the registered guest, and nonpayment of rent may result in immediate eviction and associated fines.

Site Cleanliness

To help keep our park looking neat and tidy for everyone, we ask that you keep your site free of clutter. Please do not store items like unfastened ladders, storage boxes, water coolers, clotheslines, toolboxes, excess potted plants, or spare appliances, parts, tires, and cleaning supplies outside or underneath your RV. Outdoor furniture should be limited to standard lawn chairs and a single table, and extra propane tanks are only permitted if they are attached directly to a grill. Additionally, please remember to remove your awning tie-down anchors when retracting your awning, and note that automotive repairs and oil changes are not allowed onsite. To ensure these standards are met, sites are subject to inspection, and warnings or fines may be issued for unresolved issues.

RVs

All RVs entering the park must be clean, presentable, in good working order, and capable of self-movement within a 24-hour notice period. Management reserves the right to deny entry to any vehicle that does not comply with these standards. Prior office approval is required for any personal RV sales on the premises. Furthermore, written management approval is required for any additional campers, tents, sheds, boats, trailers, or structures, and storing extra vehicles on-site may incur a monthly storage fee of $50 to $100.

Trash

Complimentary trash disposal service is provided for all residents and guests. Dumpsters are located near the ends of each row for your convenience. Please ensure that all household trash is neatly bagged before disposal. Be advised that the dumping of large items, such as furniture or mattresses, is strictly prohibited.

Pets

To ensure a safe and clean community for all residents, please adhere to our pet policies. Guests are limited to two pets per site unless approved by management, and pets exceeding 25 lbs require prior approval and potential references. All pets must be leashed at all times, never left unattended, and quiet and non-aggressive. Pet owners are strictly required to clean up after their animals using the waste stations provided throughout the park; failure to do so may result in fines or eviction. Please be advised that outdoor cats are prohibited, unregistered pets will be required to vacate, and service animals are subject to these same rules. Lastly, management reserves the right to deny entry to vicious breeds.

Children

Parents and guardians are responsible for the safety, supervision, and behavior of their children at all times. Under no circumstances may children be left unattended anywhere in the park, including inside parked vehicles. Please be advised that parents assume full financial responsibility for any property damage caused by their children.

Conduct

To maintain a safe, respectful, and orderly environment, disruptive noise—including loud music, televisions, or parties—is strictly prohibited at all times. Park management enforces a zero-tolerance policy for drunkenness, profanity, boisterous behavior, racism, or discriminatory remarks, all of which may result in immediate eviction. For the safety of all residents, firearms, fireworks, and clotheslines are strictly prohibited. Campfires are permitted only within designated personal fire pits. Compliance with these standards is required for all guests.

Visitors

For everyone's safety and comfort, all guests must register at the office upon arrival. Please note that we allow a maximum of four guests per site. For friends or family planning to stay overnight, there is a small visitor fee of $3 per person, per night, or an extended-stay rate of $100 per month.

Roads & Parking

For the safety of all our guests and little ones, please keep your speed under 5 MPH while driving through the park. We also kindly ask that you limit your site to a maximum of two vehicles. If you are bringing an extra vehicle or have guests visiting, just stop by the front office so we can help you get authorized parking.

Tenancy

To help ensure everyone has a wonderful stay, please note a few of our park guidelines. All lot fees are payable in advance, with check-in starting at 2:00 PM and check-out by 11:00 AM. To keep our environment peaceful for all guests, quiet hours are observed daily from 10:00 PM to 8:00 AM. Additionally, please be aware that management reserves the right to access any site at a reasonable time for necessary inspections or maintenance.
