Pavilion

Pavilions are rented for *4 hours only*.  There are *NO* overnight stays at pavilions. Solely for online booking purposes to book a pavilion, the check-in date will be the *day you would like use of the pavilion* and the check-out date will be the following day.  Again, you will *not* be staying overnight. You can choose any 4 hours of the day. Don't see what you are looking for?  Give us a call... we may be able to accommodate you!

QUIET TIME

10 p.m. / 7 a.m. – please be considerate of others. No loud music at any time. Blue Oak RV Park reserves the right to conduct SPECIAL EVENTS within the entire complex. Event notification will be provided on a scheduled basis.

CHECK-OUT TIME IS 1:00 P.M.

Due to previous reservations, if you plan on staying longer, the earlier you re-register, the better your chance of keeping your site. Lessor reserves the right to relocate the Lessee to another RV Spot in the event of service or construction/development plans that may occur during the term of this lease. All attempts to be made to maintain Lessee convenience.

SPEED LIMIT

Please observe a speed limit of no more than 5 mph.

SEWER

Sewer connection – a positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut. Sewer service not available in the island.

CHILDREN

We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. We are not responsible for their safety or welfare. You are liable for their behavior. NO LIFEGUARD ON DUTY. Children must be accompanied by an adult at all times.

PETS

Please maintain control of your pets. The limit is for only 2 pets allowed on leash. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Absolutely no pets other than service animals are allowed in the office or laundry! The same rules apply for cats as for dogs. Cats are inside pets only. If outside, they must be on a leash with the owner at all times. These rules are for health reasons as well as the respect for others. NO AGGRESSIVE BREED DOGS ARE ALLOWED IN THE PARK.

TRASH

Dumpster located in the park is for personal trash only. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. Please leave laundry as you would like to find it. If they are in need of attention, please notify the manager. Washing vehicles in the park is prohibited, however; keeping your RV clean and in good repair is required.

Structures

No structures are allowed to be built around your RV Spot. This includes Decks, Patios, Fences, Hot Tubs, and any other additions to your RV. Temporary lawn tables and chairs are permitted. No equipment shall be left outside your RV overnight. Nothing can stored under your RV.

Internet

Wireless Internet is for our guests. Blue Oak RV Park is not responsible for the operations of this Service.

NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED.

PARKING

One vehicle only per RV space if your space is large enough. Please Park in the designated general parking spaces in the RV Park.

No additional guests are allowed to stay overnight at RV Space.

Tents are strictly prohibited on RV Spot.

CLOTHES LINES ARE NOT ALLOWED. ELECTRIC SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED. TRIPPING THE MAIN BREAKER DUE TO ACCESSIVE USE OF ELECTRIC AND/OR SPACE HEATING EQUIPMENT WILL NOT BE TOLATERATED.

Each RV Spot has a designated amperage capacity for normal use. Blue Oak RV Park is not responsible for any electrical components on RV’s. The rate of $150.00 per Service Calls to reset breakers due to a violation of this agreement will be billed to the Lessee.

CONDUCT

Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.

DRUGS

Illegal drugs of any form are prohibited on the property of Blue Oak RV Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.

LIABILITY

All park facilities and equipment in the park is intended for the convenience of the guests. Any and all people using the facilities do it at THEIR OWN RISK and consent. NO LIFEGUARD ON DUTY. The park management is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park. Tenant agrees to carry his or her own liability and comprehensive insurance and vehicle registration during the term of this rental period on their trailer/motorhome.

These rules are for health, cleanliness, legality, and welfare of all.

MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANANGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY.

We know most RV’ers to be some of the most helpful, honest, and kind people in the world with good common sense, needing no written rules as they already honor the welfare and rights of others. These rules are to guide those who do not yet respect the property and rights of others.

THIS PROPERTY IS UNDER 24 HOUR VIDEO SURVEILLANCE. EQUIPMENT IN USE IS TO AID IN THE PROSECUTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINESS.

This is a very cool place! But, there’s no real bathhouse. It looks as though it was an awesome place at one time, and I believe it to be under new ownership. I’d stay there again.

Signage needs to be updated as there is no sign saying Blue Oak RV Park. Most sites are a little small, leaving you with a cramped feeling. As soon as they get full hook-ups in the lower level, this place is going to be awesome though. The management was very accommodating and the bar/restaurant is great.

Tranquil and scenic setting right next to the Guadalupe River. Park is divided into two sections with long termers occupying the upper section and the bottom section next to the river is comprised of about 20 pads with water and 50 amp service. We were the only RV in the bottom section. Cafe is excellent. Good food and great service. Although the cafe shares the RV parks name it is currently leased to a separate company. Lower park area also boasts a nice communal BBQ area. Downisde is no picnic tables at the RV sites, no fire rings, site pads are extremely close together (about 6 feet). Park has four toilet stalls. When we were there 3 of the 4 were locked and the only open toilet was filthy,. They had a sign on the door to dispose of paper in the waste basket. Waste basket was full and had not been emptied in who knows how long. The single open toilet was not cleaned the entire weekend we were there. Luckily we were self contained. No showers, a single utility sink with cold water only, no mirrors. If you are self contained then maybe no big deal. All this and the park is quite expensive at $55/night. We will not stay at this park agaiin.

We spent a couple weekdays on “the Island” in late October, and had the area pretty much to ourselves - it was great. The upper portion of the park is pretty much filled with long termers. The island sits right on a fork of the Guadalupe river; is was maybe 15 feet behind our RV, with huge trees at the river’s edge. There is no dump hookup, but you can do that on the way out - there is 50 amp service and water, and maybe 2-3 acres of well-maintained grass, restrooms, tables etc. for your use. It was very relaxing and QUIET. There are deer roaming, fish in the river, just really a pastoral experience. Very nice people too. We intend to return next year in the off-season and enjoy it all again. The restaurant is closed We’d.-Sat. then, but we didn’t care; it was relaxing and - did I say quiet already?

Beautiful and peaceful! Only recommendation would be have garbage can down by the partial hook ups and river access area.
