Do Not attempt to retrieve lost money. * If washer or dryer does not work properly, please contact the office. * Showers and restrooms are provided for your convenience. Please be respectful and keep them clean. Please notify office if facilities are not working properly. ANYONE CAUGHT VANDALIZING ANY PROPERTY WILL BE PROSECUTED BY THE LAW.
* Management is responsible for keeping the yard maintained. Lessee shall keep the surrounding area clean and free of debris. Please keep water hoses and electrical cords under the camper. * Please keep all plants and outside belongings out of the way for the grounds to be kept clean. * While our trees and shrubbery are desirable elements of our grounds, they also contain inherent dangers. * TENANT AGREES TO HOLD HARMLESS SHADY PINES RV PARK OWNERS FOR ANY DAMAGE CAUSED BY FALLING LIMBSOR ANY DAMAGES CAUSED THEREIN REGARDLESS OF THE REASON. TENANT FURTHER AGREES TO PURCHASE AND MAINTAIN ADEQUATE INSURANCE TO COVER ANY UNEXPECTED LOSSES CAUSED BY AN ACT OF NATURE OOR GENERAL MAINTENANCE OF THE GROUNDS.
* No digging or planting due to underground utilities. * DO NOT ATTACH ANYTHING TO THE TREES WITH NAILS OR SCREWS. This will kill the trees used for shade. * Fire Pits must be purchased and approved for safe use. NO HOME-MADE FIRE PITS OR BARRELS. * No more than 4 outside plants per lot. * No cabanas, porches, awnings (other than attached to RV/Camper), carports, utility rooms or additions of any kind. NO WINDOW UNITS ALLOWED. * All utility connections must be approved by Management. * Tenant is responsible for any and all damages caused by visitors. *Management must approve of any additional occupant and/or visitor to your lot after 48 hours of occupancy.
* Boats - All boats will have a designated area which will be at the discretion of Shady Pines. * ATV's/SXS - NOT ALLOWED to be ridden on the property. * Golf Cart - NOT ALLOWED to be ridden on the property. * Motorcycles - Need to be approved. Certain rules will apply. * Trailers - All trailers (enclosed, open, large or small) will have a designated area which will be at the discretion of Shady Pines. * Workout Equipment - Should be approved by Shady Pines before bringing it to the park. * Pools - NOT ALLOWED - Wading Pools, Hot Tubs, or anything describing these.
* SPEED LIMIT THROUGH THE PARK IS 8 MPH * THERE WILL BE NO PARKING ON CONCRETE PADS. * Vehicles should be parked in their prospective areas. Only 2 vehicles per lot permitted. * Please park straight with the camper and/or concrete pad. Stay on the gravel. * No parking on the grass. * All vehicles must have current tags. * No vehicles allowed to sit without being driven at least once a month. *NO WORKING ON VEHICLES ON PREMISES.
A dumpster is provided for all RV/Camper residents. PLEASE DO NOT LITTER, especially along Vernon Jones Avenue. ***Please break down all boxes.***
*The Lessee may have only domestic inside pets. No outside animals are allowed. * All inside animals must be on a leash at all times when outside and accompanied by tenant holding the leash. *No pets allowed unattended on chains or runners, no pens, no fencing, or pet carriers outside. They should always be accompanied. * Please pick up after your pet.
*ELECTRICITY WILL BE PAID BY PCCUPANT. The meters will be read each month and added to the monthly rent due.
* Management is responsible for water. LEAKING FAUCETS AND TOILETS MUST BE REPAIRED OR THE COST OF RENT WILL HAVE TO INCREASE. PLEASE RESPECT THE USAGE OF WATER. * There will be no washing of vehicle(s). * Must have permission from Management to WATER GRASS OR FOR EXCESSIVE WATER USE.
WE HAVE ZERO TOLERNACE FOR THOSE WHO CANNOT COMPLY WITH THE RULES. * No subletting lot or any part thereof. * No use of lot for any unlawful or immoral purposes. * No disturbing other tenants. After 9:00 p.m. is Quiet Time. * Domestic disputes or disorderly conduct is strictly prohibited. * Management may enter lot to inspect, repair and maintain same. * After one month's rental, all charges must be paid before a RV/Camper can be removed from the park. If tenant removes RV/Camper, the vacated lot will be considered forfeited, and the Management reserves the right to take full possession thereof and re-rent the lot without obligation or responsibility to the outgoing tenant. * The one signing the contract for Lessees agrees and warrants that he/she has authority to sign for all other Lessees. * If Lessees leave said premises unoccupied at any time while rent is due and unpaid, Management may if desired, take immediate possession thereof and exclude Lessees therefrom, removing and storing at $50.00 per day of said Lessees property found contained therein. * Management shall not be liable for any loss of property by fire, theft, burglary or otherwise from said premises or building, nor for any accidental damage to person or property in or about the leased premises or building, the Lessees hereby covenant and agree to make no claim for any such loss or damage.
