1. Check in: 02.00 PM. Check out: 11.00 AM.

2. The tenant agrees to use the premises for camping only and does certify that the site cannot be sublet without prior permission from the landlord

3. The tenant agrees to read and comply with all the campground rules and regulations as posted in the office and/or on the premises.

4. The tenant agrees that their RVs can be a fifth wheel, bumper pull or class A or C motor home, no older then year 2014 unless approved by landlord (long term cust). Must be clean and undamaged.

5. The tenant agrees to not discard trash of any kind upon grounds including cigarette butts. No drugs. No loud music or excessively loud outdoor activity. No fireworks allowed within park. No campfires. The tenant will recognize park quiet time between 10pm-6am. Tenant agrees to maximum of two pets. No aggressive pets. No excessive barking dogs.

6. Tenant agrees to pay any pet damages to park. Tenant agrees to no cluttering of space that would be construed as a visual nuisance. Storage shed and dog run allowed to long term tenants upon approval by management.

7. Pets may not be left outside unattended. Management reserves the right to refuse pets based on breed/behavior.

8. All pets (dogs and cats) must be on a leash AT ALL TIMES unless inside the dog park. Wildlife/farm animals are not considered pets and not allowed.

9. ***Pick up your pet's waste IMMEDIATELY and dispose of it properly. This includes around your site and anywhere within Park property. This is a health issue for everyone and if you do not comply you will be asked to vacate the Park.

10. No open running water hoses without prior approval of management.

11. No RV's allowed with pipe or tank or hoses leaks.

12. The tenant agrees that overnight guests of the resident must be approved by management.

13. The tenant agrees to carry his or her own liability and comprehensive insurance and vehicle registration during the term of this rental period on their trailer.

14. The tenant agrees that any improvements to the rental lot or premises are deemed to be fixtures and will become the property of the landlord once the tenant vacates rented lot. All planned improvements must be preapproved by landlord.

15. The tenant accepts camping privileges with the understanding that he/she does hereby release Scenic Valley RV Park of all liability for the loss or damage to property and injury to his/her persons arising out of his/her use of the facility.

16. Damage to Park property, including but not limited to: restrooms; utilities; landscaping: vehicles; street lights or signage is strictly prohibited. Guests will be held responsible for the repair of any damages. We reserve the right to refuse service to anyone. Scenic Valley RV Park assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents or losses from any cause. Scenic Valley RV Park is not responsible for any damage to vehicles caused by other guests/visitors. Scenic Valley RV Park in not responsible for any personal property. Scenic Valley RV Park reserves the right to limit the stay and number of persons per site. Willful violation of these rules will result in termination of tenancy and barring from the property. These Rules & Regulations supersede any previously written or discussed. Rules & Regulations; any rates may be changed at any time without prior notice. Please report any problems to Park management immediately. Please notify Park management of any incident or accidents as soon as possible. For emergencies dial "911".

17. This rental agreement contains the entire agreement between the landlord and tenant. No other representation or inducement, verbal or written, has been made which is not contained in this rental agreement. This agreement in severable, if one portion in invalid, the remaining portion will, never less, remain in full force and effect.

There is a north and south entrance/exit to park from Western Street. Park is sprawling with three large grassy areas dividing the three RV site blocks. First site block of 1-4 is all back in. Second block of sites 5-8 is pull through as is the third block of sites 9-20 on west end of park. Laundry and showers are adjacent to south entrance/exit. There is no office on site as check in is 100% self check in, but owners live 3 min from park and are available all hours. Park map with assigned site is always texted to guest day of arrival -PLEASE CHECK YOUR TEXTS FOR MAP AND ASSIGNED SITE #.
***IMPORTANT-- INSIDE PARK NAVIGATION OF ROADS. Roads are all a minimum of 20 feet wide and big enough for largest rigs and tow vehicles to make turns to connecting roads and RV sites. Note for the longer rigs: Please hug the side of the road on the opposite side from road you are turning onto and make a wide, large arc turn after the near corner of the road you’re turning onto passes your hips. TURN TO THE FAR SIDE of the road or RV site you’re turning onto. Your trailer will perfectly follow your tow vehicle’s path. Please do not attempt to shoot the near corner of the turn road or space or "cut" the near corner of road or space that you are intending to turn on by aiming your tow vehicle at the near corner. It will not work. All park roads and turns will easily accommodate all rigs (see photos of how wide our park roads are) If you are an inexperienced RV navigator, please choose Site 13 or Site 16 as they are designated for the beginning drivers in the 40 foot + fifth wheels and coaches by having long, casual site access areas.

Great little park I like the spaces Steve's the best always working. Only issue was low power. Had trouble running 2 a c's. And anything else? The coaches power management system. Turn the power off multiple times

The park was clean and easy to get around in. I know its new but it will be nice when the trees get taller.

We agree, Michael!! The good news is the majority of our trees are fast growing species like hybrid Elms and Bradford pears. Those trees in sites 1-4 that are about 15 ft tall were 18-24” planted at groundbreaking 2 years ago :)

Conveniently location to I27, Palo Duro Canyon SP, PPHM and most of Amarillo. Large lots separated by privacy fences. There are no public rest rooms or showere and there is no wifi.

Hi Jim, we actually do have Wi-Fi and bathrooms and showers. There is a no frills RV park close to us. You may have stayed at that park.

We spent a night at Scenic Valley RV Park, while we arrived just at dusk, we were greeted by Steve and made welcomed right from the start. We had a very nice level spot with a privacy fence and easy hookup. We will definitely stay here again.

Everything worked well as planned, no issues encountered during our stay. Railroad is close, busy, and loud, so that is not a positive. I think the name is pretty funny as it’s neither ‘scenic’ nor a ‘valley’, but again it was a basic and nice place to stay relatively close to Palo Duro (20 minute drive).

Hi Michael, thank you for the review. Give us time on the scenic. We’re only 2 years old and still putting in all the finishing touches. We already think it’s scenic with the fescue lawns, 3 parks and young trees and landscaping but we still need another year or so. Pond with fountains should be filled and spraying by end of summer. We are actually in about a 3 mile valley stretching west from us that’s why we have the beautiful long distance sunset horizons every night that you got to enjoy if you looked out your window. Now I’ll be honest, we get a lot of travelers who are accustomed to Florida Rv resorts or Texas coastal resorts where there is much more rainfall and copious greenery and flowers. We pour about 2500 gallons a day on our park through sprinklers and drip systems. It’s quite scenic compared to the other west Texas parks in a 150 mile radius but no…not scenic compared to those beautiful Florida resorts or mountainous Utah resorts, etc :) Most of the summer season, the predominate wind is west, southwest everyday and blows the train crossing sounds that are 1.5 miles to northeast away from park and cannot be heard very well. You had the bad luck of a rare northern front last few days with northeast wind and cool temps and rain …and train sound. :(

The sites were awesome!! Loved the privacy of the fences that separated the sites. If you are self contained camper perfect place, but if you need a shower or bathroom this place is a no go. The bathroom is in a very old single wide mobile home and was kinda creepy. Wife and kids were not comfortable going in there.

Really liked staying here. Owners are pleasant and helpful. They are also in the process of make some improvements Dog park is fenced and convenient. Sites are very spacious and have privacy fences in between. Most sites have a grassy section with landscaping and picnic tables. Gravel roads and mostly level gravel pads. Full hookups are located where you need and worked well. Only minor suggestion is the shower/bathroom/laundry needs some improvement, but hey served their purpose and were clean. I would recommend this RV Park.

It was passable for one night on way through Amarillo. Laundry was nice (only one of each but understand it’s a small park). Shower was clean too. Little disappointed with site itself. All gray hard rock and dust although flat. It was VERY windy so there was the dust flying everywhere. We have small (13’) rig so we are used to being outside more and couldn’t. Can’t blame park on that.

The owners are pleasant and accommodating. Each fenced-in site is spacious and private, and serves as a nice windbreak for those high plains winds. The WIFI worked well. As others have mentioned, it is a work in progress and we wouldn't hesitate to stay again.

Absolutely lovely! Check in was a breeze, our sites had a patch of grass for our dogs to use, privacy fencing on two sides, and excellent wifi. If we’re back in Amarillo, I know exactly where I’m staying.

The place was okay and there was a WiFi signal, however no internet for the duration of our stay ! There was only one, shabby shower in a very old, shabby building.

Pieter was a downhearted British man. I failed to make him smile though trying as hard I can. I called out, "Long live the Queen!" but Pieter had made haste. He was traveling light and Texas was clearly not to his taste.

We spent three nights at Scenic Valley RV Park. Unlike most parks we've visited as full-time RVers, this one was set up by people who understand RVs. Setting up and hooking up to electric (they had 30 and 50 amp), sewer, and water was really easy. Each spot is a pull-thru and has a privacy fence on the sides, with a nice sitting area in the large sites. There is a washer and dryer available, but we had a ton of laundry to do and opted for the nice laundromat in Canyon, about ten minutes away. This area was quiet. Though it's near the railroad tracks, we couldn't hear the trains over the fan in the RV.

Bill, are you sure youre talking about Scenic Valley? How can we be “very primitive” with privacy fences and irrigated fescue lawns and landscaping? We also have bathrooms, showers, laundry and have never had a prior complaint of unlevel sites. Your wife wrote “Great place! Thanks!” on our guest comments wall. Dont stay at those other parks! ;-)

The campground was nice but the washer and dryer area is being worked on. We used them they functioned fine. The dryer is free.

Nice campground nor far from Palo Duro. Privacy fence between sites. Felt very comfortable. Would’ve been 5 stars if not for the train that came by every hour.

Hi Deborah, thank you for the review! Yes some of our guests think the distant train sounds add to the west texas rural ambience, but some are sensitive to it as noise. When the wind is blowing from the north, which is not often, it carries the sound of the crossing a mile from us into the park.
