San Marcos Springs RV Park is located in the heart of beautiful San Marcos, Texas. The San Marcos area is home to some of Texas' most stunning waterways - a great destination for nature lovers and fun lovers alike. The nearby San Marcos River is just right for those looking for tubing, scuba diving, snorkeling, kayaking, canoeing or fishing. San Marcos Springs is also just minutes away from several of the larger outlet malls, which feature designer brands at reduced prices. Nestled within native Texas elm, oak, pecan and cottonwood trees, San Marcos Springs offers campers a shady and refreshing location with full hook-ups and wide pull-thrus right off the IH-35 access road. Security and comfort are our priorities, and thus our manager's residence is easily accessible and located within view of all campsites. The bathhouse is well-lit, clean, and features six private full bathrooms with showers, all handicap accessible.
All RV sites are full hook up and fit the RV and tow vehicle.
Extra vehicles beyond that will need to be parked away from regular gravel and concrete sites. Premium concrete sites have parking for one additional vehicle on site.
Monthly rates do not include water and electric and there will be a charge of $50/month for any vehicle beyond the RV and tow vehicle itself.
Each site is suited for a maximum of 2 adults or 2 adult and 2 children (under the age of 18).

CRIME WATCH/IMMEDIATE EVICTION/POLICE NOTIFICATION • Violence and/or bullying are not allowed in this property. • Any kind of “theft-services” to us or third parties are not tolerated. • This RV PARK is “Substance- Abuse-Free”, so don’t let us learn that you are involved in any kind of related behavior. Drunk or stone people should not be seen on this property. • Any illegal activity is going to be reported to the authorities. • We reserve the right to perform criminal background checks to guarantee a peaceful and decent neighborhood to all our guests.
GOOD NEIGHBOR POLICIES • Following the Rules and Policies guarantees everybody a quiet, neat, safe, and happy place to live!!!!!!!!!! • When using the Laundry Room please, leave it clean. Washer takes about 30 minutes to complete the cycle and dryer about 45 minutes. Most likely someone is waiting to use it, so be considerate. • Keep the bathroom doors lock at all times and clean after you. Sanitary conditions concern everybody else! Report unauthorized visitors immediately. • Speed Limit is 10 mph once you get into the driveway; accidents are the last thing anyone wants to happen! • Be respectful to everybody else, you don’t know when you will need your neighbor’s help. • Bathrooms and Laundry Room are public facilities that need to be kept clean after you use them.
YOUR SITE MAINTANANCE • Keep your site clean so we can mow and trim properly. Only Patio Furniture is allowed. • Dispose your CIGARRETTE BUTTS in a small personal container that you can later take to the trash. • See trash on the ground? Please PICK IT UP and put in the dumpster. • NO CLOTHES or RUGS should BE HANGING OUTSIDE. • NO TARPS should be covering your RV roof. • Take pride of your site and KEEP IT NICE, CLEAN AND BEAUTIFUL! • When we find a WATER LEAK your water will be TURNED OFF UNTIL YOU FIX IT. • Keep an eye on your sewer hoses as well. Residents of more of 30 days will be required to hard plumb sewer with PVC. • NO plastic containers, ladders or other items should be in public view. • NO personal trash cans are allowed. Dispose of your trash in the dumpster. No trash bags left outside. • Wash and or paint your RV exterior as need it. Use uniform blinds, curtains or tint glass in your windows. NO cardboards, plywood, papers or other elements are allowed. • Repair, oil change or any maintenance of vehicles is NOT allowed on this property.
• NO sounds should disturb the rest of the neighborhood, so parties need to end at 10 pm. • Due to the different schedules of our neighbors all kind of sounds should be under control. • Speed Limit is 10 miles per hour. Watch for children! • If you are drinking with moderation outside of your RV, your beer bottle or can should be covered. NO bottles or cans should be around your site ground or picnic tables. • When you are outside of your RV, please dress properly. No one desires to see you with your torso nude or walking in a towel to the bathrooms.
• This property is reserved for the registered guests of San Marcos Springs RV Park. ALL GUESTS need to be REGISTERED, no ghosts are welcome here! • Please notify us in advance in writing of ANY temporary or permanent guests staying in your RV. Attach a copy of their Driver’s License. Any un-registered guest will be asked to leave the property. You will be charged $10.00 (ten American dollars) for each day that the un-registered guest stays on these premises. • Registered Guests for more than 10 day will pay $100.00 per month.
No more than 2 [TWO] per RV. • Pets are allowed on the condition that they are kept inside and that you CLEAN UP after them. • Pets should NOT been tied up or fenced up outside without owners supervision. • Cats should be kept inside your RV at all times. • Current Vaccination Proof must be provided to the RV Park Management at the time of move in or any time it could be require. • Walk your dog with a leash at all times. No dog should be running loose on the premises at any time. • The Park and the adjacent properties are not potties and walking them next door does not relieve you of your responsibility of PICKING UP after your dog and dispose of appropriately into the dumpster.
