ROAMSTEAD PARK POLICIES

Below are RMSD SMNP, LLC d/b/a Roamstead (“Roamstead’s”) park policies. Roamstead reserves the right to modify these park policies at any time

Minimum/Maximum Stay Policy

There is a two-night minimum stay on weekends (Friday & Saturday nights). However, the minimum stay requirements may in Roamstead’s sole discretion, be dropped within 14 days of the stay. Guests may not book stays of longer than 14 days.

Refund Policy

The full amount of your stay will be collected to hold your reservation. You may cancel for a 95% refund up to 10 days ahead of your stay. 5% of the total reservation will be collected as a cancellation fee. For any cancellations within 10 days of your stay, no refunds will be made. Modifications may also be made at no additional charge up to 10 days ahead of your stay. Camping is a great outdoor experience; therefore, we do not give refunds due to inclement weather, unless management in its sole discretion deems weather conditions to be dangerous due to flooding, snow, or ice. No refunds will be made for failure to check in, delayed arrival, early departure, changes in work schedule, or illness.

Occupancy Policy

The maximum number of guests per cabin, yurt, or lodge rooms is listed on our website and booking engine. We strictly adhere to these maximum occupancy numbers, but may allow additional children 4 or under only. Pack ‘n Plays can be rented from Roamstead for $25/night. RV and tent site rentals includes 8 people. One tent is allowed per tent site. All lodging types include 1 vehicle. Additional vehicles can be added for $25 per night. All overnight vehicles must display a hang tag, obtained from the front desk. Vehicles without tags may be towed at owner’s expense. Campers are solely responsible for any damage incurred by themselves or their guests while on the property, except to the extent caused by Roamstead’s gross negligence or willful misconduct. Any damages incurred to the campground facilities as a result of a camper or their guests’ use or presence thereon will be charged to the camper’s credit card.

Campfire Policy

Fires are allowed in designated fire rings only and must not be left unattended. Do not remove fire rings. Do not burn plastic, glass, or garbage. Do not burn logs larger than the fire ring. Fires must be extinguished before leaving for the day and before final checkout.

Environmental Preservation Policy

Do not move or stack rocks in streams as it disturbs fish eggs, salamanders, and other wildlife. Our streams hold natural trout not large enough to eat. Fishing in streams is catch and release only. No treble hooks. Please be mindful of your surroundings while fishing. We have many bears in the area. All food (including pet food) must be stored in your vehicle, RV, or cabin overnight and any time you’re not present at the site.

Trash Policy

Trash valet services may be available throughout business hours. In the event they are not available, or outside typical business hours, garbage must be taken to dumpsters prior to leaving for the day and before dusk. If management must clean up your site, there will be an extra charge commensurate with the amount of work required to clean up. This includes picking up cigarette butts.

Tobacco, Drug, and Firearm Policy

No fireworks, firearms, or illegal substances are allowed on the property. Refrain from smoking within 500 ft of common areas. No smoking inside any rental unit. A $350 fee will be incurred for smoking inside your guest room. Please do not leave cigarette butts on the ground. Dispose of cigarette butts in receptacles provided throughout the campground. This policy refers to cigarettes, cigars, e-cigarettes, and burning of candles or incense.

Check In/Out Policy

Check in is 2PM for RV and tent sites, 4PM for cabins, yurts, and lodge rooms. If you do arrive early, we are happy to see if your room is available; however, we can’t guarantee that an early check-in will be available. Check out is 10AM for cabins, yurts and lodge rooms, 12PM for RV and tent sites. You may request a late checkout up to 24 hours in advance, but we cannot guarantee availability. If you are experiencing mechanical issues with your RV that will delay your departure, let the office know by 10AM. If late checkout is not arranged with management, an additional charge of $100 per hour will be assessed for late departures with a minimum of a one hour charge.

Disturbance Policy

No washing campers or vehicles while on park. No vehicle maintenance or repairs on site unless authorized by management. No generators allowed. Quiet time is from 10 p.m.-8 a.m. No nuisance, noxious, offensive or discriminatory behavior is allowed. No political signs or flags allowed.

Reservation Cancellation by Property Policy

Roamstead reserves the right to cancel a reservation for any unforeseen reason. In the event a reservation cancellation on the part of Roamstead is deemed necessary, we will reschedule at guest’s request based on availability, or cancel and refund your reservation in full.

Additional Safety Policies

If you have any utility problems, call campground management. Do not attempt to work on it yourself. Speed limit is 5mph and will be strictly enforced. Swimming in the pool/creek is at your own risk. Children must be supervised by a parent or guardian at all times. No glass bottles are allowed in pool or common areas. Black tank must remain closed when not actively dumping to prevent accidental spillage.

Taxes and Fees

All accommodations are subject to applicable taxes based on the nightly room rate.

Changes in Offerings

Amenities and services are subject to change without notice. Specific sites or room numbers are not guaranteed and subject to change. You may request a specific site for an additional holding fee of $30, subject to availability.

Security

Roamstead is not responsible for lost, stolen, or damaged property. Report any problems with your site to our staff immediately. We adhere to and maintain all state, county and local laws. The legal drinking age in Tennessee is 21 years. ID is required by all persons purchasing or consuming alcoholic beverages.

Communication and Correspondence

By staying with Roamstead, you consent to receive marketing, promotional, and sales emails, as well as direct or automated emails regarding your stay with us. You may opt out of this correspondence at any time.

Pet Policy

We welcome pets to our property, as long as they are noted in your reservation. We have certain accommodations designated as “pet free” to protect our guests with allergies, so we want to make sure we have you placed in the right location. Pets are not allowed in the bathhouse, laundry, or lodge. As a result, pets are also not allowed in lodge rooms. There is a maximum of 2 pets per tent site and accommodation, and a maximum of 3 pets per RV sites. There is a pet fee of $10/pet/night for our accommodations. Pets are required to be on a leash at all times. Camper is responsible for any injury or damages caused or incurred by their pet or the pets of any of their guests during their stay. Pets may not be left unattended or tethered. No excessive barking or aggressive behavior is allowed. You must clean up after your pets. Pet cleanup stations are available throughout the property, but please use the designated pet walk area whenever possible.

Check In Agreement

Upon signing this page, you are agreeing to the policies listed above. I understand that violation of the policies listed above may in Roamstead’s sole discretion result in the immediate termination of any occupancy or booking of the premises and being immediately removed from the premises without notice in addition to any other remedies set forth herein or otherwise available at law to Roamstead.
