Nestled in Cimarron, Colorado, Pleasant Valley Cabins & Campground features RV and tent sites situated along the north bank of the beautiful Little Cimarron River and shaded by cottonwood trees and aspens. All of the sites are spacious and have their own fire pit and picnic table. There are small portable bar-b-ques available to borrow, and some built in bar-b-ques among the sites. Sites are level gravel with grass surroundings and are back in only with 30 amp electrical service. One can also enjoy activities such as hunting, wildlife viewing, and horseback riding during your stay.

Given our convenient location, visitors can enjoy nearby attractions such as Black Canyon of The Gunnison National Park, The Colorado Monument, Pine Creek, Blue Mesa Reservoir, Crested Butte and more

Pet Restrictions

All pets must be on a leash or contained at all times. All pets must have their waste picked up, tied in a bag of some sort and the waste deposited in a trash can. Dogs are not to be allowed to bark at other guests or the proprietors, or bark uncontrollably attended or unattended.

The site was perfect for us, secluded & picturesque with mature shade trees and a small stream in the back. It included full hook-up which was nice & made departure day easier (no dump station). I gave 4 stars instead of 5 because the water had a slight brown tinge (even after running it through my filter) and the WiFi was non-existent in our site #10. I believe the latter could easily be resolved by the site with a WiFi repeater or mesh network for a relatively small investment.

Nice campground setting with the creek running behind it. Elbow room between sites. Had laundry facilities and a shower. Conveniently located to Black Canyon, Gunnison and other sight seeing areas. Owners were very accommodating and nice. The fire pits could stand to be cleaned out but because of the heat we didn’t need a fire. No cell service but they had wifi. We would definitely stay there again.

Cute little campground with basic amenities and outstanding pie. The place is a little dated but it reminded me of campsites my grandfather would take me to as a kid. PS I love that the bathroom fan switch was on the ceiling and appropriately labeled.

Great small RV and tent Camping Oasis. Right by a river with Cottonwoods. We had RV site 1 with just electric and water. No direct shade trees, but it's in a canyon so get early morning and afternoon shade. Sites 3 and above had a better shade from trees and a waste dump. Management was great and their store is a gem. Almost anything you need. Great Pies and ice cream for hot summer days. We'd go again!

Beautiful location near the Black Canyon of the Gunnison. Sites are right on a little creek with plenty of shade from trees. The shared restroom is located behinds a lock in the small store/resturant. The shower room is located (along with pay to use washer and dryers) in another room adjacent to the small store. The restrooms and shower area can use a bit of upgrade.

Great rv park. Recommend calling them directly to save 15.00 in processing fees from Rover Pass. Wont use Rover pass again, but will go back to this amazing quiet rv park

Loved our stay backed up against a beautiful creek. The owner was so sweet and helpful. She allowed us to walk the whole property. Her sheep came to drink and eat across from us in the evenings. We eat a delicious barbecue beef and coleslaw sandwich with fries. She is famous for her homemade pies. We had pecan and lemon meringue. They were delicious.

Such a sweet spot, rv spaces right on the river, plus a cafe with burgers and pies! It’s the perfect campground, just like the ones you see along the road and wish you were the one camping there. We got stuck here longer than expected because we had truck problems and we couldn’t think of a better place to be stuck!

We love this place. Easy in, easy out, next to the river, which drowns out any highway noise. The pond is great for kids and adults alike. Trout and bass.

We stayed for a few days while the owners were Lambing, so we got to see baby lambs running around. The cabin was clean and simple for our stay and we much enjoyed it!

Please read the entire review. I took a star away for each item because there is no excuse for either issue. Especially the unlevel campsites! Otherwise Pleasant Valley would’ve gotten a five star review from me. PRO’s: Very clean, quiet, beautiful area, secure, next to flowing river. CON’s: I took 1 star away for the following reasons. ( Easily corrected) 1) Campsite was not level. It took me 45 minutes to level my camper because the rocks kept shifting underneath it. The camper next to me, they actually had to used 4 x 4 blocks underneath their wheels to get their camper level! There is absolutely no excuse for Campground not to have level campsites! This is one of the amenities that I pay for, otherwise I could’ve Boondock and found a level place. Some campsites had gravel on them, mine had rock. Rock does not pack down and lock together like gravel does and shifts around under foot and the camper. This is so easily fixable that it’s just infuriating. I am paying for the campsite, how hard is it to level off a pad? There’s only six campsites for campers at this campground a few loads of gravel and a couple hours with the skid loader and this would be a non-issue. 2) WIFI: So normally I do not camp at campgrounds I Boondock, so Wi-Fi is never an issue. I decided to stay at a campsite in part because of the time of the year and I would be gone during the day. This was one of three campgrounds that I was considering all of them offered Wi-Fi. The campground had good reviews so I chose this one out of the three. The Wi-Fi was pretty much nonexistent I took multiple speed tests, and I refer to the multiple as over a dozen! My download speed average 1.94 MBPS- UPLOAD speed 0.21 MBPS! Yes, 0.21 MBPS! As I stated earlier there are only six RV spots, and several cabins. If you’re going to offer Wi-Fi as part of the package price then it should be actually functional Wi-Fi. Don’t offer it is it an incentive if it’s not gonna be functional! It’s misleading and in this case it cost you one star review. I don’t like leaving a three star review for this campsite/campground. However, both issue stated above are so easily fixable and avoidable that it warrants the review. If Wi-Fi would not have been in the description and just offered after the fact, I would NOT have taken a star off for it. However, in this day and age Wi-Fi is one of those things that people look for when going to a hotel or even a campground and it was used to get me to stay there. I did not get what I paid for so there’s gonna be a consequence. The unlevel campsite(s) IMO, are so easily fixed that they also should not be a problem. In fact, the parking lot was graded while I was gone to create sort of speed bumps to ensure people would go slow through the parking lot. So the campground has the ability to fix the problem before it was even a problem. Therefore, there’s a consequence for more or less just sheer laziness. I should not have to try and raise my camper 4 inches to get it level at a site that I am paying for! I will add that I did look at several of the empty sites when I got there and they looked a lot better than the two that I saw. However, Camper’s showed up so simply switching spots was not even an option.

Campground Response

All I can say in response to this rant is "Ignorant". The majority of this review is completely, insanely incorrect. Can't even count to 10, not paying for wifi, only person yet who can't level a trailer in 10 minutes even after all the guests like this one have trashed the sites, speed bumps created? - try all we can do for flood control from the state of Colorado once again destroying our business, buildings, store, personal property, parking lot, etc. Please keep boondocking or pay the $79 - $145 per night rates of other parks that are ugly and have no maintenance costs (or any real additional features) to keep them as beautiful as this one is. When you start working for a living or have any understanding of how much work, time and money goes into a place like this, please feel free to give advice to those that do work. Please feel free, as well, to buy us that skid steer and a few more loads of "cheap" gravel to replace our losses. I imagine that either one of us works harder and longer in any given week than some ignorant people work in a year.
