Guests are strongly encouraged—and by staying here, agree—to maintain their own insurance covering their RV, vehicles, and personal property for risks including theft, fire, hurricanes, tropical storms, high winds, falling trees or branches, flooding, and any other potential hazards. The property owner is not responsible for any loss, damage, or injury occurring on the premises, regardless of cause.
Guest acknowledges and agrees that they are parking and staying on the property at their own risk. The property contains trees and natural elements which may pose a risk of falling limbs or trees. The property owner shall not be held liable for any injury, damage, or loss to persons, RVs, vehicles, or personal property caused by falling trees, branches, or other natural occurrences.

Laundry services will be added soon. Once added Licensees agree not to leave any cloths inside any machine or inside the laundry room. Licensees will also empty lint from dryer after every use. No large items. There will be 24/7 cameras in the laundry rooms. Licensees will be held responsible for any damage occurred out of mis use.
Licensees acknowledge there are multiple bodies of water with no fencing to prevent accidental falling in the water. Licensees acknowledge there are multiple docks and structures that are currently dangerous and will stay off of them until a written notice is given. All docks are off limits
This Lease is subject to the terms, covenants and conditions set forth herein and Licensees and Property Owner each covenant as a material part of the consideration for this Lease to keep and perform each and all of said terms, covenants and conditions to be kept and performed by them. By signing this agreement you agree that your rental is transient in nature and does not provide you with any Licensees rights in any such capacity.
The term of this lease shall commence at check-in date at 1:00 PM CST continuing until Check out date at 11:00 AM, unless Licensees agrees to a monthly lease, in which this contract automatically renews on the 1st of every month unless 30 day termination notice is given by Licensees. Changes to agreement are subject to arise, at the event of any change the property owner will inform and require new signatures from the guest. If Licensees wishes to not sign, the lease agreement is terminated immediately, resulting in guest vacating the site within 7 days. Check in and check out times are strictly enforced and late check out could result in a $200 fine. Late check outs must be previously approved by the property owner.
Monthly payments are due on the first day of each month. Rent may be paid by credit card or money order. Cash is not accepted as a form of payment unless agreed upon in writing by the property owner. guest agrees to be auto-charged rent to the card on file unless they specifically opt out of the auto-charge program.
Licensees shall pay all electric for the RV spot starting soon. One month notice will be given.
If the licensees does not pay the full amount of the rent by the end of the 5th day past due date, the Property Owner may collect a fee of 18% on the 6th daypast due. If rent and all fees are not paid by the end of the 10th day past due, ejection proceedings will commence on the 11th day past due & guests will be treated as trespassing. The property owner may collect a fee of $50.00 any time a check is not honored for payment. The charges listed in the paragraph are in addition to regular monthly rent payable by the Licensees.
Use of the site shall be subject to and Licensees agrees to comply with all Resort Rules and Regulations, the Declaration and PUD for the community. Further, the Licensees agrees that at no time will any personal property be left, stored or parked outside of guest site. Licensees agrees that all vehicles must fit on the rented site. Additional vehicles may not be parked on the street, grass or other site within the resort. Any vehicle not in compliance shall be towed at the Licensees expense. No RV spots are guaranteed, Licensees may be asked at any time to move into a different spot for any reason.
Neither this Lease nor any part of the site including the RV itself may be assigned or sublet, by operation of law or otherwise, without the prior written consent of the Property Owner/ Manager.
Licensees releases the property owner of all liability of loss or damage to property and injury to his/her person arising out of use of the resort facilities or site and agrees to indemnify the above, its officers and employees against claims resulting from loss or damage to property or injury to the Licensees or any member of the Licensees family, guest, or anyone on or around the property. Licensees agrees to voluntarily sign the release of liability in addition to the occupancy contract. Licensees understands fully that choosing to not sign the release of liability results in an automatic occupancy termination. If the Licensees is already occupying the site, the Licensees understands that choosing to not sign the release of liability, resulting in the termination of the occupancy agreement & Licensees is required to vacate the property within 7 days. Licensees acknowledge by making a monthly payment, a licensee (the person using a license) is explicitly confirming their ongoing agreement to all the terms and conditions outlined in the agreement and terms and conditions.
This Agreement may be terminated by mutual written agreement of both parties. If the Licensees decides to cancel at any time, their paid security deposit becomes non-refundable. Unless a mutual agreement is made, the guest shall be liable for the rent until the term of the Contract has expired or until the unit is re-rented, whichever comes first. The Property Owner or Manager may terminate this Agreement for Licensees material noncompliance with the terms of this agreement. The term material noncompliance within the terms of this Agreement includes: one or more substantial violations of the contract lease; repeated minor violations (3 times) of the Lease that disrupt the livability of the property, adversely affect the health, or safety of any person or the right of any guest to the quiet enjoyment of the leased premises and related property facilities; any action that interferes with the management of the property, or have an adverse financial effect on the property; non-payment of rent payable by the guest or any other financial obligation due under the Lease beyond any grace period permitted under the Lease; any criminal activity that threatens the health, safety, or right to peaceful enjoyment of the premises by other guest threatens the health, safety, or right to peaceful enjoyment of their residences by persons residing in the immediate vicinity of the premises; or, threatens the health, or safety of any on-site property management staff responsible for managing the premises; or any drug-related or criminal activity on or near such premises, engaged in by a guest, any member of the guest’s household, or any guest or other person under the guest’s control. The notice must be served on the guest in accordance with state and local law. Upon termination, any vehicle remaining on the site, including Licensees vehicle may be towed out of the resort at Licensees expense. If the stay is shortened by the guest, increased pricing based on monthly rate structure may apply. By signing this agreement you agree that your rental is transient in nature and does not provide you with any rights in any such capacity. In the event of the termination of this lease agreement due to material noncompliance as stated above, the guest, by signing, agrees to not pursue any legal pursuits regarding guest rights.
In the event of any dispute hereunder, or any default in the performance of any term or condition of this Lease, the prevailing party shall be entitled to recover all costs and expenses associated therewith, including reasonable attorneys' fees.
This Lease shall be construed as though the covenants herein, between Property Owner and Licensees are independent and not dependent and guest shall not be entitled to any setoff of the rent or other amounts owing hereunder against Property Owner if Property Owner fails to perform its obligations set forth herein. This Lease shall be governed by and construed in accordance with the laws of the State of Florida and venue shall be in Walton County.
By agreeign to this agreement, the Licensees acknowledges that the site and property are safe, clean and in good condition. Licensees also acknowledge there may be present and or future seen or unseen hazards on the property
Property Owner will hold this security deposit for the period the Licensees occupies the site. 𝗧𝗵𝗲 𝗮𝗺𝗼𝘂𝗻𝘁 𝗼𝗳 𝘁𝗵𝗲 𝗿𝗲𝗳𝘂𝗻𝗱 𝘄𝗶𝗹𝗹 𝗯𝗲 𝗱𝗲𝘁𝗲𝗿𝗺𝗶𝗻𝗲𝗱 𝗶𝗻 𝗮𝗰𝗰𝗼𝗿𝗱𝗮𝗻𝗰𝗲 𝘄𝗶𝘁𝗵 𝘁𝗵𝗲 𝗳𝗼𝗹𝗹𝗼𝘄𝗶𝗻𝗴 𝗰𝗼𝗻𝗱𝗶𝘁𝗶𝗼𝗻𝘀 𝗮𝗻𝗱 𝗽𝗿𝗼𝗰𝗲𝗱𝘂𝗿𝗲𝘀: If the reservation is canceled by the Licensees for any reason less than 30 days prior to the arrival date, the deposit is nonrefundable. 𝗧𝗵𝗲 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗢𝘄𝗻𝗲𝗿 𝘄𝗶𝗹𝗹 𝗿𝗲𝗳𝘂𝗻𝗱 𝘁𝗼 𝘁𝗵𝗲 Licensees 𝘁𝗵𝗲 𝗮𝗺𝗼𝘂𝗻𝘁 𝗼𝗳 𝘁𝗵𝗲 𝘀𝗲𝗰𝘂𝗿𝗶𝘁𝘆 𝗱𝗲𝗽𝗼𝘀𝗶𝘁 𝗹𝗲𝘀𝘀 𝗮𝗻𝘆 𝗺𝗼𝗻𝗲𝘆 𝗻𝗲𝗲𝗱𝗲𝗱 𝘁𝗼 𝗽𝗮𝘆 𝘁𝗵𝗲 𝗰𝗼𝘀𝘁 𝗼𝗳:unpaid rent, unpaid utilities, damages that are not due to normal wear and tear, removal of any items left at the site, charges for late payment of rent and returned checks. The Property Owner agrees to refund the amount computed or to provide a written statement showing the reason less refund is granted.
𝗧𝗵𝗲 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗢𝘄𝗻𝗲𝗿/ 𝗠𝗮𝗻𝗮𝗴𝗲𝗿 𝗮𝗴𝗿𝗲𝗲𝘀 𝘁𝗼: Make necessary repairs with reasonable promptness; 𝗧𝗵𝗲 Licensees 𝗮𝗴𝗿𝗲𝗲𝘀 𝘁𝗼:Use all fixtures, and equipment in a safe manner and only for the purposes for which they are intended; Not destroy, deface, damage or remove any part of the site, landscaping, common areas, or project grounds; Give the Property Owner prompt notice of any defects in the fixtures, appliances, heating and cooling equipment or any other part of the related facilities; Remove garbage and other waste from the site in a clean and safe manner and dispose in the dumpsters provided within the Resort.
\Whenever damage is caused by carelessness, misuse, or neglect on the part of the Licensees , his/her family or visitors, the Licensees agrees to pay: the cost of all repairs and to do so within a time frame established by the owner and Licensees , to be not more than (30) days after receipt of the Property Owner or Manager’s demand for the repair charges.
The Licensees agrees not to do any of the following: Change or remove any part of the appliances, fixtures, or equipment; Attach or place any fixtures, signs, or fences on building(s), or on the project grounds, place any aerials, antennas or other electrical connections on the site.
The Licensees shall use the premises only as a private dwelling for the individuals listed on the lease. The Licensees shall notify the Property Owner when there are changes to the inhabitants of the site.
Sublet or assign the unit, or any part of the site (including the RV itself); Use the unit for unlawful purposes; Engage in or permit unlawful activities on the site, in common areas or on the resort grounds; Make or permit noises or acts that will disturb the rights or comfort of neighbors. The Licensees agrees to keep the volume of any radio, stereo equipment, television or musical instrument, at a level, which will not disturb their neighbors.
The Property Owner agrees not to discriminate based upon race, color, religion, creed, national origin, sex, age, handicap, or familial status.
This Agreement and any approved attachments make up the entire Agreement between the guest and the Property Owner regarding the site. If any Court declares a particular provision of this agreement to be invalid or illegal, all other terms of this Agreement will remain in effect; and both the Property Owner and Licensees will continue to be bound by them. The Licensees certifies that the Property Owner has provided, and the Licensees has received a copy of this agreement as indicated by the Licensees initials on each page of this agreement.
Licensees agrees to receive text alerts from the Property Owner and/or Manager regarding account notifications. The Licensees understands that message and data rates may apply and Juniper Lake RV Resort is not responsible for any occurring charges.
Licensees agrees to protect the pad from any possible leak from RV or Trailer using oil pans or jack stands. 𝗔 𝗺𝗶𝗻𝗶𝗺𝘂𝗺 $𝟮𝟱𝟬 𝘀𝗶𝘁𝗲 𝗰𝗹𝗲𝗮𝗻𝘂𝗽 𝗳𝗲𝗲 𝘄𝗶𝗹𝗹 𝗯𝗲 𝗮𝘀𝘀𝗲𝘀𝘀𝗲𝗱 𝘁𝗼 𝗴𝘂𝗲𝘀𝘁 𝘁𝗼 𝗰𝗹𝗲𝗮𝗻 𝘂𝗽 𝗮𝗻𝘆 𝘀𝘁𝗮𝗶𝗻𝘀 𝗼𝗻 𝘁𝗵𝗲 𝗰𝗼𝗻𝗰𝗿𝗲𝘁𝗲. guests agree to pay for any cleaning and / or repair of oil, hydraulic or any other stains or damage that come from their personal activity, RV, trailer, or vehicle. Licensees 𝗮𝗿𝗲 𝗿𝗲𝘀𝗽𝗼𝗻𝘀𝗶𝗯𝗹𝗲 𝗳𝗼𝗿 𝗿𝗲𝗰𝗲𝗶𝘃𝗶𝗻𝗴 𝗲𝗹𝗲𝗰𝘁𝗿𝗶𝗰𝗶𝘁𝘆 𝗶𝗻𝘃𝗼𝗶𝗰𝗲𝘀 𝗳𝗿𝗼𝗺 𝗪𝗶𝗹𝗱 𝗘𝗻𝗲𝗿𝗴𝘆 𝗮𝗻𝗱 𝗽𝗮𝘆𝗶𝗻𝗴 𝘁𝗵𝗲 𝗯𝗶𝗹𝗹𝗲𝗱 𝗮𝗺𝗼𝘂𝗻𝘁 𝗲𝗮𝗰𝗵 𝗺𝗼𝗻𝘁𝗵 𝗶𝗻 𝗰𝗼𝗻𝗷𝘂𝗻𝗰𝘁𝗶𝗼𝗻 𝘄𝗶𝘁𝗵 𝘁𝗵𝗲 𝗻𝗼𝗿𝗺𝗮𝗹 𝗺𝗼𝗻𝘁𝗵𝗹𝘆 𝗿𝗲𝗻𝘁. Pet Limit: Residents are permitted to have a maximum of three (3) pets per unit. Pets include domesticated dogs, cats, and other small animals typically kept as household pets. Acceptance by Payment: By making payment of any kind, including deposits, rent, or fees, the Licensee acknowledges that they have read, understood, and agreed to abide by all terms, conditions, and rules set forth in this Lease Agreement. Payment constitutes full acceptance of the Agreement, whether or not the Licensee has signed a physical copy. Guests and Other Occupants: The Licensee agrees that all guests, visitors, invitees, and any other persons present on the premises with the Licensee’s permission (collectively, “Guests”) are subject to all terms, conditions, rules, and policies of this Agreement. The Licensee is fully responsible and liable for the conduct, actions, and omissions of all Guests, including any damages, violations, or breaches of this Agreement caused by them. Failure of any Guest to comply with this Agreement shall be deemed a failure by the Licensee. The Licensor retains the right to restrict or remove any Guest from the premises at its sole discretion and without notice if deemed necessary to enforce the terms of this Agreement or protect the property.

All buildings and common areas in the park are SMOKE-FREE.
Licensees must maintain a clean, clutter free, and orderly RV Site. No small refrigerator or freezer may be placed on your RV site. • No changes to RV site without the prior consent of park management. • Personal items, potted plants, rugs, etc., may not be on the grass to allow for lawn maintenance. • Cutting trees and plants is prohibited. Absolutely No screws, bolts, or nails in Park trees. • No dumping anything on the ground that may harm the grass or landscaping. No clotheslines or racks. • Do not hang anything on the fencing. • Vehicle washing, oil changes, and repairs are prohibited. Stains on the concrete from vehicle leaks are to be cleaned up immediately.
• RVs should have no visible damage or disrepair. There can be no window A/C units, torn awnings, tarps, tape, plastic or boarding of windows. • It is MANDATORY and FLORIDA LAW requires that a sewer hose must be fastened using threaded connector or rubber donut. • Water hoses and connections should be leak free. All hoses, electric cables and cords must be coiled neatly and kept off the grass. • We encourage and allow a once-a-year courtesy wash for our Monthly RV Licensees. The cost for additional RV washes is $40.00 per wash. Spring Clean Up Week provides additional Free Wash Days
This is for the safety of all guests and employees, violators will be subject to reprimand.
Please dispose of all trash in the proper dumpster which is indicated on the map. Trash bags may not be kept at sites for more than a 24hr period. Any trash thrown on the ground will result in a $250 fine and you will be asked to leave the property.
Dogs must be kept on leash at all times unless in a fenced in, inescapable area. You must immediately clean up after your pet. If and one of these rules are broken you will to be asked to leave the property immediately and receive a $250 fine.
Unless otherwise directed by resort manager, no tampering or adjusting the meters is permitted.
Doggy Clean-Up stations are located throughout the resort. There is no excuse not to clean-up after your pets! Fines can be up to $250.
If you leave the RV site dirty, there will be a minimum charge of $250 for any cleaning for the following, but not limited to, trash, oil stains, jack stains, hydraulic stains, etc. PLEASE USE ALL NECESSARY PRECAUTIONS TO AVOID STAINS AND DAMAGE
Due to county regulations, washing must be approved by the resort manager.
Check-in is at 1 PM for RVs. Check-out is at 11am for RVs. We do NOT offer late checkouts, unless previously approved by the park manager.
Tents or tent-like structures are not allowed on the property. Tent camping, sleeping in cars or outside of the RV is prohibited.
Sites are designated for a maximum of (1) RV and two (2) motorized vehicles if space allows. We do not offer any off site accommodations for extra vehicles, cargo trailers, or utility trailers.
Resort Licensees are responsible for the conduct, behavior and control of their children and visiting guests. Children under 14 years of age must have adult supervision at all times. Licensees acknowledge there are multiple bodies of water with no fencing and there is a risk of drounding. The is also wildlife that can cause injory or deth.

Licensees are not permitted to cut or defoliate any trees, bushes or plants on the resort property.
(including the use of electronic smoking devices) is prohibited in any of the buildings. Throwing Butts on the ground is unacceptable. If you are caught throwing them on the ground it will result in a $250 fine and immediate removal off the property.
Fires only allowed in established fire pits ONLY. No portable or uncontained fire pits are allowed at Juniper Lake, any fire usage must be in accordance with county & state environmental and safety guidelines. Juniper Lake RV Resort and Walton County may impose a fire ban in order to ensure the safety & longevity of our community, please check local county updates for fire ban status.
