Rules

Cancellation Policy

No deposits or payments are refunded once payment is processed and or accepted. If you pay for space and do not show up on your resevation date, no refunds will be given. A deposit is to secure your space and once we do that we take that space out of the market place so that others can not rent it. This policy is in effect if payning by cash, credit card or check, online or in person. Deposit or pre payment is taken so that we can lock in your space for you on your scheduled arrival day. Franklin Oasis can not just hold a space hoping that you will arrive and pay. Franklin Oasis can and will ask any licensee [a person who rents an RV space] to leave for any rule violations or reasons that are determined by owner or manager to be unecitable, this includes guest of the licensee. If you are asked to leave no refunds will be given.

Occupancy

The Rates are based on 2 adults and 2 vehicles that will fit within your pad site (off the grass & roadway). For all monthly guests, visitors that stay in your RV for more than 2 nights combined are considered additional guest and will have to be added to your application and pay additional people and/or vehicles fees. No subleasing without consent of owner of Franklin Oasis. Refunds, No deposits are refunded once payment is processed. Guest Agreement

When renting a RV space, Per Texas State Law - Franklin Oasis RV Park is a service oriented business and therefore does not have a tenant/landlord relationship with any daily, weekly and/or monthly guests. This means that we are granting you as paying guest as a licensee or licensees and do not need to flle for any evictions, if owner or manager does not want you or your items on property you will have to leave at that time and NO REFUNDS WILL BE GIVEN. Spaces and pre paid rentals are non transferable, if you are leaving before your checkout date, you can not transfer your space or time rental to anyone else. No Refunds will be given. If you fail to leave, law enforcement will be contacted and will escort you off of the property. If you are asked to leave and you do not take all of your items with you at that time, all items will be considered left behind and we will dispose of them. Any and all fees associated with removal and disposal can and will be passed on the you. When you stay with Franklin Oasis RV Park you agree to all tems set forth by us.

Vehicle Repairs Prohibited

Working on vehicles on the property is strictly prohibited. If an emergancy occurs such as a flat tire or something minor we completely understand and will work with you. If you are needing to make a repair you must contact office in person or by phone.

Pet Policy

No aggressive pets will be allowed in the Park. Pets must be kept on a leash when outside. You must clean up after your pet and dispose properly.

Monthly Reservations Usage

The monthly rate includes 500 kilowatts. Any usage beyond that will incur additional charges. If you are a weekly renter and use over 100 KW then fees will apply for all additional usage.
