We request a two-week notice when guests plan to check out.
**Everyone gets one warning per violation, so you will NOT be fined right away, only after you have received a warning**
***ANYONE over the age of 18 living in your RV must initial next to each policy as well as sign and date at the bottom***
* For Long-Term Reservations: Rent is always due on the 1st of the month. However, you have a grace period that gives you till the 5th without adding any late fees. On the 6th of every month a $25 late fee will be added to your monthly balance. Every additional day, after the 6th, a $10 fee will be added to the balance. Also, there is absolutely NO REFUNDS. Here at Eagle Resorts, we do not prorate you if you need to leave early.
* We love our fur babies. All dogs must be walked on a leash. If they are left outside, they either need to be on a lead or in a fenced in area. If you are caught with your dog not a leash or continuously roaming around the lot, there will be a $25 fine added to your balance. If you are caught not picking up after your dog on the park, there will be a $25 violation fee that will be attached. Here at Eagle Resorts, we don’t discriminate on dog breed. However, if your dog shows any type of aggression (not just barking) toward another dog or person you will be asked to leave within 72 hours.
* The bathrooms here at Eagle Resorts are communal. Please do not leave your personal hygiene products in the bathroom or showers. If you are using the bathrooms or showers, please clean up after yourself. We all share these, and it is important for us all to do our part.
* At 8pm Monday through Sunday all children 15-year-old and under, must be on the lot they belong too, unless a. their parent or guardian is with them I another lot or b. the parent/guardian of the lot where the child is at takes full responsibility for the child and any violation, they are a part of. The point is the children must be on a lot and stay there after 8pm. It's a $50 fine per child if a child is caught running around at night not where they are supposed to be. All children under the age of 10 must be accompanied by an adult that is taking responsibility for them when off their own lot.
* Playground hours are 9 am to 8pm Monday through Sunday. Please stay out of the playground after 8 pm. There are NO dogs aloud in the playground. A $25 fine is attached to this violation.
* No one is aloud on the other side of the fence that separates our property from our neighbors. The fine if caught doing so is $100.
* The speed limit in our park is 5 MPH! This is coming or going. People are flying through here, and with elderly, animals, and babies walking on the park people need to be driving 5 MPH to avoid an accident. The fine for not abiding by the speed limit is $50. People remember we have security cameras in place here. Please also let your visitors know as well.
* No tarps are allowed to be used on property. We understand that during an emergency sometimes a tarp is needs to be used, but it would need to be taken down promptly. If a tarp is up for more than 24 hours (without letting the office know the circumstances), a $25 violation will be added to your balance.
* Please fix water leaks in your hose or RV promptly. If the leak is at the spicket please let the office know asap and we will fix it. If you are contacted about a water leak and it is not addressed within a 24-hour period, a $50 fine will be added to your balance.
* Vehicles that do not run are NOT allowed to be stored on lot. They need to be removed and stored in the storage lot next door. The price sheet for that is in your welcome packet. Also, 2 vehicles are allowed per lot. Any additional vehicle needs to be removed promptly and an additional vehicle can be parked for a monthly fee next door in our storage lot. If you are contact about an additional vehicle or a vehicle that does not run and they aren’t removed from the lot, a $75 dollar fine will be added to your balance, and we will have the vehicle towed. If you need help tending to an oil leak on our concrete, please let maintenance know asap. Oil leaks that are not tended to ASAP will result in a $50 fine. Trailers are not allowed to be parked at your lot either. You are welcome to get a storage spot on the other side of the park.
* It is very important to keep your RV Lot neat and tidy. Having junk or garage all over your lot is not aloud. It can get very windy here at Eagle Resort so please empty your outside trash cans daily. When this doesn’t happen, the wind knocks the outdoor trash cans over, and garbage is blown all over the lot. Non -outdoor furniture is not allowed outside of the RV. (Example: recliners, couches, seats from vehicles.) Plastic tots can be stored under the RV if the fit. Deep freezers and fridges are NOT allowed to be kept outside. Storage sheds are not allowed either. Boxes are also not allowed to be kept outside of the RV as well. Plastic swimming pools on the grass are not allowed as well. They kill the grass. They can be used on concrete but must be put up after use. Also, I understand that many of us are remodeling or making improvements on our RV’s. However, in the process you still must clean up your lot daily. Example, you can not leave wood or building materials out on your lot. Laundry baskets are also not allowed to be left outside. If you get a notice about cleaning up your lot, please do so promptly. If it is not cleaned up or item(s) removed within 48 hours, a $50 fine will be added to your balance. If you have any questions on what is allowed and what is not, please feel free to contact management.
* Rec room is open from 9am to 10pm. Coffee is served daily. Feel free to relax or hang out with the family to watch tv or play games. Bingo is played every other Saturday starting at 6:30pm.
* Quiet time in park is from 10 pm to 7 am. Please be courteous of your neighbors. This means that all noise/music needs to be quiet/off after 10 pm. Any loud disturbances will result in a $75 dollar fine.
* We want everyone to enjoy our beautiful pool. To keep it looking nice and allowing everyone to enjoy it, here are the rules for our pool.
a. No child under the age of 15 can be in the pool without an adult. If you are under the age of 15, the adult watching you must be within the pool fence watching their child or children.
b. You must be showered before entering the pool.
c. You must make sure that your child or children you are watching are using the bathroom regularly. Please don’t let your children pee in the pool.
d. It is completely okay for the kids to use pool toys at the pool. Just please take them home with you when you’re done.
e. Please pick up your trash when leaving the pool.
f. PLEASE no glass bottles in the pool.
Luckily, we have cameras on the pool, so we will be able to keep it nice for everyone. If caught violating one of the pools rules a $50 fine will be added to your balance. If you accumulate 3 violations having to do with the pool, you will be asked not to use it anymore.
* If you are caught doing any illegal substances here at Eagle Resorts, you will be asked to leave immediately. If you do not comply the authorities will be contacted to remove you.
* Septic hoses must be on an incline. Either with a septic hose slinky or a PVC pipe. When a septic hose is left to lay on the ground it is impossible for the waste to flow into the septic system. Not having one of the approved methods will cost you a $25 fine.
* You are welcome to get packages at Eagle Resorts delivered to your lot. However, if you aren’t going to be home for a few days please write in your delivery notes to deliver to office. We are not liable for stolen packages.
* No bulk trash around dumpsters. If you have a question about what is allowed in the dumpsters, please feel free to contact the office.
*If anything in these terms and policies is confusing to you, please discuss with management. All understand and will comply with our rules and that they will pay the amount owed when they receive the violation within 72 hours of receiving said violation unless approved by management. *

Hey Mark I apologize that you missed out on the dog park not being done yet. We are in the process of working on those sites as we just opened them up for weekly and daily. The other people had been there for some time and we will def be filling it all in up there. Our sites all have a very small slope as it is how our naturally rocky terrain is out here and how the rain runs through here. Unfortunately someone who stayed before you smashed our box and broke it prior to your arrival I am so sorry about that. Yes our once super quiet road has gotten busy due to the lake traffic for summer and population along with all the housing additions up the road. Thank you for your feedback and I hope that you would choose to stay here again. We are the best property around and our rates are very competitive for the location and sought after amenities we provide. Safe Travels

I apologize David that Roverpass Map was not clear as to the spots you booked and how to get there. I would have showed you the map as well to tell you how to get there that is how I normally send people to spots if they are unsure. It gives you the option to pick a concrete pad at time of booking as well and it should show you those were not available at the time of your booking. I will be checking to see if there is anything else I can do to make sure people know what they are booking. Thank you for bringing it to my attention. Some of our sites are tight however we were established in 1995. At that time the RV sizes were much smaller than they are now. We do have many sites available that are much larger however those sights are normally reserved for those with bigger rigs. You were in our largest gravel site. I also apologize I was not in the office at the time you needed me. I am able to help and take phone calls or texts at all times. I have been super busy lately as we are working on upgrades at the park so if I was out I assure you it was to make the park the best place for you to stay. Please come back to see us. Give me a call and I will see what space we have that I could make you a little more happy with us. Thank you again for staying with us and hope that you will give us another chance.

I am sorry that you did not enjoy your stay. We have multiple large maps on site (when entering, on front of office, on here where you booked) within the community. When you called regarding neighbors blocking your site, I immediately called and it was moved right then. I do apologize for that. As far as our infrastructure, I am working hard on park upgrades at the moment, as we are a well established community. We have started trimming for spring however not aware of any trees that you could have had an issue with. When you booked online it has the information of the spot you chose ( gravel drive thru that you requested) and also shows amenities we do have as far as cable hook ups. We only have a basic wifi as it shows at booking. We did receive alot of rain which added to the already wet terrain and I apologize this was an issue for you. I wish you would have contacted me regarding the loud music and the other issues as I did with them when you pulled in. I cannot address issues if you don't let me know to make your stay more comfortable or make it up to you. Our prices are within reason of all our competitors.
