Our park is situated halfway between Zion National Park and Bryce Canyon National Park off Highway 89. We are located two miles off Highway 89 and 5 miles south of Hatch. Our location means unmatched tranquility.

Code of Conduct - Damage

-Customers are responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor, or pets. We reserve the right to charge guests accordingly for any damage they cause to the grounds and/or campground/resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.).

Code of Conduct - Disorderly Persons

-The following are grounds for reservation termination and removal from the property: loud noise, whether mechanical, musical or vocal, use of foul or indecent language, causing damage to property of the campground or another person, drunken disorderly conduct, failing to follow rules, failing to follow directions of the property staff, threatening or abusive behavior, or any other conduct that is not the type of behavior that is expected at a family campground/resort.

Code of Conduct - Noxious Activities

-No illegal, noxious or offensive activities shall be conducted at any site, including those that are or could become an unreasonable annoyance or nuisance to neighboring sites. -We will not tolerate abusive or disruptive behavior, whether directed at management, staff or other persons. -Smoking is not permitted in any of our buildings, including restrooms. Smoking material must be extinguished in an appropriate fire container. -The open consumption of alcoholic beverages is discouraged in the family areas of the campground/resort. Where permitted, alcoholic beverages must be kept in a concealed container. -------Under no circumstances will minors, as determined by state and local law, be served or allowed to consume alcoholic beverages at the campground/resort. -Don't allow your children to run wild

Pets

-Guests are responsible for their pets and should “clean up” after them. All pet droppings must be properly disposed of in a trash receptacle. If we incur expenses in excess of any “pet fee” paid by the guest, the guest will be required to reimburse us for those expenses. -Pets are not permitted in public buildings or amenity areas excluding the dog park and walking trails -Pets will be allowed in certain rental units upon payment of a non-refundable pet fee. Please note that any guest wishing to bring a pet and use a rental unit must advise Reservations of this fact when making their reservation arrangements. -Service animals may accompany a disabled person without any proof of disability or certification for the service animal and without payment of any pet fee or other surcharge. Service animals are permitted in buildings. -Pet policies may vary or change with no notice.

Pets

You may bring usual household pets such as dogs and cats to a campground and resort. No other animals, livestock, poultry, reptiles, insects, or exotic pets are permitted. -All pets must wear a collar identifying the owner and phone number. -Pets must be kept on a leash at all times and under the control of their owner. -Pets must not be left tied or otherwise unattended at any time. -For the protection of, and in consideration to other persons, noisy, aggressive, vicious, unruly or poisonous pets are not allowed at a campground and resort. Persons who are unable to control their pets must remove them from the campground and resort, or the animal may be taken to/by local animal control authorities. -The owner of any pet is responsible for any injuries or damages caused by their pets. In addition, the owner of any pet that causes injury or damage to another is expected to resolve the issue directly with the injured party. We are not responsible for any injuries or damages caused by any guest pets.

Campsites

-Campsites should be clean and neat, free of fire hazards and clutter. -Customers shall not make any alteration to the electric, water, or sewer connections provided by the campground/resort. -Customers should adhere to specific legal requirements when connecting to sewer, water, and electric services at the campground/resort. -Customers should be able to move your rig very quickly in case of emergency. -No extra air conditioners, wires, hoses, or cords are allowed except through the OEM port. -No repairs to vehicles shall be done in the campsites.

RV isolated Issues

Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV: -Minor body damage which has been properly repaired but is still visible. -Fading of decals and/or paint. -Minor window cracking, although replacements should be scheduled. -Damage from traveling that has just happened, especially if you have a repair plan.

RV Rules

Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, the following are a few examples that should be helpful: -Doors, shrouds, panels, windows, coverings, etc. should be intact and not unsightly. -The exterior should be not unsightly and should be free of obvious, poorly-repaired damages. -Tarps cannot be used for weatherproofing and awnings should be in good condition. -Air conditioning units should not be added through the walls or windows unless previously approved. -All hoses, wires, etc. should route through ports as originally designed. -The exterior should be free of duct tape, repair tape, excessive caulk, etc.

Great 'out-in-the-fields' RV Camp. Unfortunately, there were no washrooms at all

We stayed here recently on a trip through southern UT. The campground is more rural, which we were looking for. Beautiful and quiet. We saw deer, jackrabbits, chipmunks, and birds. Great view of the stars at night. Easy access to Bryce Canyon and Zion. The address on the website and the address in Apple Maps was slightly different; Cherokee springs ranch rd vs Cherokee springs rd: don’t worry you are going to the right place. Once you turn off the main road there are small blue signs that direct you to the RV park. Signage could be a little bigger/better just because there is also a home community up behind the campground. There are full hook ups and nice fire pits. There are no facilities, so make sure you have all you need. They do have starlink wifi. We took our ATV out a little, beautiful views but not a ton of trail access (there are some ranch roads). We have a 45 ft fifth wheel and had plenty of space in our site. There was a nice and helpful campground host who helped us get settled and parked. We would definitely stay here again.

A beautiful, private place to stay. Had we known about Bryce Canyon Springs sooner, we would’ve planned to stay longer. Loved seeing the ranch at work when we arrived, appreciated the night sky- star gazing and rested peacefully. Thank you.

Large sites, full hook ups, and $35. That's about it. There is like 10 sites. Wifi only reaches maybe half. Place was overrun by weeds and prairie dogs. No one on site. A few full time residents with dumps for trailers. I didn't mind the 2 mile drive on dirt road to get there if the sites were equivalent to the photos on the website. But alas it was nowhere near it. This place looks like someone had a dream, started it, and then ran out of money. There is minimal up keep. I was disappointed when we got there. Have photos if wanted.

The campground is in the middle of nowhere. To get at the side you have to use a dusty and bad paved road for 4 miles. If you reach the campsite every thing is ok. Even the WiFi is great.

It's not about comfort (except for electricity, water and hook up) but about beautiful wild solitude and silence in close proximity to chipmunks and prairie dogs. It was an unforgettable 2 days.

Had a wonderful time at this desert oasis, off-road, and quiet. If you’re looking for peace along the road, this is your place! We had our best rest here while we explored both Bryce national Park and Zion. Great location for both!

If your looking for a RV camping spot, that makes you feel like your roughing it. This is the place. Large spaces, not crowded, full hook ups on site, and plenty of open spaces and views. There are no other amenities such as bathrooms or showers. Travel off highway was gravel for about 3 miles, not bad tho. Only downside was once we arrived we couldn't get ahold of anybody to tell us our site or answer questions, nobody was around the 5 days we stayed.

This is a very nice campground but you might want to know that it is a 15 minute drive off hwy 89. The drive in is a gravel road and top speed for us pulling a 5th wheel trailer was 10 mph. I will say it is a two lane, well maintained gravel road. Follow the green rv sites sign as there are two turns. When we arrived there was no one to check us in or assign a site. We called the number at the checkin booth and left a voicemail. We got a call back in a few minutes and were told to pick whatever site we wanted. The sites are large and very nice with full hookups and fire pits. There are no bathrooms and you will need to take your garbage with you. No golf course either. If you are tired of rv parks right next to the highway, you will love this.

Fizemos a reserva de dois dias, mas acabamos ficando apenas uma noite. O local é muito tranquilo acredito que estávamos apenas a gente naquela noite , pois, não vimos ninguém enquanto estivemos por lá ,fez muito frio e o céu estava lindo .Todas as conexões funcionaram perfeitamente ,fica a 3 minutos rodovia principal, o Gps manda para um ranho ao lado, mas é só retornar e seguir o caminho . Recomendo o local.

Beautiful , secluded, quiet, campground. HUGE spaces, great wifi near the cabin. The night sky was like a planetarium, there were no city lights to interfere. If you like to be near a busy town this is not the place for you. Only 1 draw back, there is a gravel road to get there off hwy 89. Its about 1 mile long(or so), no big deal. Careful not to miss the entrance to the road or the short road into the actual park. Reasonable rates, and we would definitely stay again.

Great place for star gazing and peace and quiet! The sites are a little uneven and no guidance as to where to park your RV. It's basically pick a spot and park. No facilities but the park was fine.

This review is only my opinion/my experience. Too far off the main road. Too many weeds in the camp spaces. No office. Saw no one until we were leaving, the man didn't seem to care. I told him he's got two nights on us (we stayed one night out of three). No lighting at night. Too windy.

The worst campground ever! There was no golf course, no driving range, there was no resort!!!! It was find and empty space and back in. Yes it had full hook up No one there to check you in. Long gravel, washboard road to get to it. Would never recommend this place to anyone!!! I even lost my keys here!!

Hi Sharon, I'm sorry you didn't enjoy your stay with us. The golf course is just north of the RV Park but the view is obstructed by a hill. The course is closed for reseeding but the driving range is open! We definitely could have guided you to pull-through rather than back in. I currently manage the park remotely because I have a 5 month old baby but I do live nearby and am reachable at 435-500-0466. Unfortunately, the road is a county road and we aren't permitted to do anything to alter it so we do rely on the county to maintain it. If your keys turn up I will reach out to you! The campground was as advertised for the most part and we enjoyed the solitude. The road in could rattle your teeth out, but it's a county road shard by other property owners.

The $35 a night is deceptive as they also tack on a $25 fee. They say 9 hole golf course & ATV rentals. There was no golf course we saw & no sign of ATV rentals. No campground host. You just drive in & find a site. The sites are large & it’s quiet which is nice. No facilities. Website looks much nicer than in person.

Hi Tami! Our rates have to include applicable taxes and fees which comes to about $8, making the total per night $43 after everything. The golf course is just north of the RV Park but the holes are undergoing major reseeding so only the driving range is open currently. ATV rentals are available via phone call and reservation.
