Aledo Acres RV Park

Rules

All rules are subject to change at any time and apply to every Aledo Acres guest and their visitors.

Speed Limit

The speed limit in the park is 10 MPH

Rigs

*RVs older than 5 years must go through approval process *No pop-up campers or tents *Must always maintain RV in road ready condition including but not limited to, awnings, tires, sidewalls, roof, windows, under pending, etc *RVs must stay in a washed and clean appearance

Sites

*All sites are concrete *Qil, rust, spills, stains, etc is your responsibly to clean up ASAP *Lot size includes half yard on each side and behind your RV (middle rows must remain open as a fair through) *Corner lots maintain to roadway or fence line *Be mindful of your neighbors *7x7 plastic/resin sheds (Craftsman, Rubbermaid, Lifetime, etc) are permitted d as long as completely on back half of concrete pad, a smaller shed may be needed on some sites. *1 shed allowed *No sheds/building authorized on grass *No sales business can be run from your site *No yard sales *Pad must always remain neat, tidy, and clutter free *LP tanks, no more than 3 unused (4 tanks total) *1 100gal potbelly LP tank is permitted *Holiday décor must be removed within 1 week after holiday *1 RV per site *RV must remain in good clean operable condition -washed, tires road ready, level, repairs made promptly, etc “No skirting may be placed around RV *Cover lots may place up a sunshade/wind block on one side of RV, must remain tight, sturdy, and damage free *NO pools, hot tubs, buckets of water, etc *Sewer hoses, water hoses, electrical hoses run behind tires under RV off grass to help prevent damage or dry rot -sewer hoses, water hoses if damaged/leaking replace immediately *Do not store things under your RV *Decks/stairs/ramps/fencing must be approved before build *RV covers (metal ports) if guest installs must match park standards *Guest installed covers are donated to park when you depart (cannot be removed) *Park provided cover; rent will increase on top of monthly rent *Park covers first $80.00 of electric, if overage, site guest pays remaining portion if any *RV slides may hang off concrete if all stabilizers/jacks are on pad *Fenced yard, pet(s) must always be accompanied outside. *Portable fencing is subject to site location and management approval *No parking on grass *No parking in roadway *No clotheslines *No working on vehicles *No interior furniture for outside use

Cancellation Policy

*NO REFUNDS GIVEN *Plan your departure ahead of time *Give at least 1 week notice of departure

Trash

*ALL BOXES must be broken down completely -Soda, beer, cereal, bulk item, delivery, etc *NO FURNITURE, $150.00-$400.00 fine (per trash company) *NO MATTRESSES, $250.00 fine (per trash company) *NO APPLIANCES, $350.00 fine (per trash company) *NO CHEMICALS, $350.00 fine (per trash company) *NO TIRES, $375.00 fine (per trash company) *Bag up grass clippings *Only household trash that fits into trash bag goes into dumpsters *|f trash around containers, politely pick it up *NO feeding feral cats around dumpsters or in park

WIFI

*Password to WIFI is guest use only do not give out. *Park does not have control over free service provided call DIGITEX *Will need own service through DIGITEX if you want faster streaming capability *DIGITEX number 817-558-6230

Cable TV

*RV dome satellites are allowed (DISH, DIRECT TV) *No hardline cable/Internet will be acceptable

Behavior

*Adult only park act like it *Use common sense *Police called out for disturbance can/will result in departure *No discharging of firearms for any reason is allowed on property *No display of firearms outside of home *Open carry is permitted to licensed gun holders *Domestic violence is not tolerated *Smokers, do not discard cigarette butts on ground pick up after yourself *Absolutely no bullying of other park guests or staff *No drugs permitted period!

Bath House

*No smoking *No pets *Do not flush paper towels, feminine hygiene products, wipes, condoms, papers or any non-toilet paper items *Caution when walking on wet slippery floors; recommend using bath shoes- we are not responsible for injuries. *Put trash in the trash can *Pick up after yourself any left behind garments or bathing products will be discarded

Laundry

*Open 24/7 *Clubhouse laundry is credit/debit card operated *Park will not be responsible for overcharges with laundry *No pet items in machines *No rugs (indoor or outdoor) *No shoes or items that will cause unbalancing of machines *Use at own risk, park not responsible for damaged clothing *Items left in machines will be removed and put in trash bag *No pets in laundry room *No smoking *Any left behind forgotten garments will be discarded after one week

Clubhouse

*Open 24/7 *Do not give out code *Kitchen is by reservation *Clean up before you leave *Make sure all lights, tv, and appliances are off before leaving *No pets in Clubhouse *No smoking *No food or drinks in TV lounge

Political Views

*Candidate signs are ok IF just supporting only (subject to office approval)

Gate Remotes

*Remote deposit is $100.00 per remote limit 2 per site. Lost remote replacement is not given. * Remote deposit is refundable if returned in clean, undamaged, operational use prior to departure and on good terms (not owing money, asked to depart, failure to follow park rules, etc)

Mail/Packages

*All mail is sorted in office and placed in assigned mail folders *Mailing address is 𝟏𝟑𝟓𝟎𝐄 𝐅𝐌 𝟏𝟏𝟖𝟕, 𝐋𝐨𝐭#, 𝐀𝐥𝐞𝐝𝐨, 𝐓𝐞𝐱𝐚𝐬 𝟕𝟔𝟎𝟎𝟖 *Mail and packages run Monday thru Friday only during open business hours * No weekend packages or mail accepted. They will be refused. *All package boxes must be completely broken down before putting into dumpster *Packages need to be picked up in a timely manner, after one-week packages will be returned (unless out of town)

Lawncare

“*Guest must maintain own lot -mowing, weeding, fertilizing, pest control, etc., DO NOT TRIM TREES *Park charges $20.00 fine (each time) we mow your site- 1 week to pay fine *Park is not responsible for damage to yard décor, items on lawn or hoses to RV *Park will provide basic pest control as needed outside only *Park will maintain trimming and planting of trees, shrubs, flowers, etc -DO NOT TRIM TREES *Pop up Canopies are allowed during daylight hours only, must be takin down every day *No tent camping allowed *Keep all trash and litter picked up around your site *Keep all cigarette butts picked up if smoker

Vehicles

*10 mph in park; for guests and their visitors as well *2 vehicles per lot *No parking on vacant pads *Do not park in roadway *Qverflow parking vehicles must be moved daily, first come first get *Vehicles of working state compliance permitted only, non-running, uninspected, out of date tags, etc can/will be towed from property at guests’ expense *No working on vehicles on property. Tire changes are permitted if completed on the same day *Qil, stains, spills, rust, etc must be cleaned up asap by guest *Vehicle purchases, must update office within 1 week after new purchase *No ATV, side-by-sides, 4-wheelers, dirt bikes, etc. allowed *Golfcarts within reason are permitted, 5-mile speed limit and no reckless driving, must keep in same working condition as a vehicle *No persons under 18yrs old allowed to operate vehicles or golf carts

Children

*Adult only park no persons under 21 may reside at this location (subject to office approval) *Children/Grandchildren may visit *Children/Grandchildren may not run around park unsupervised *Visiting children/grandchildren must be inside RV by 10pm for the remainder of the evening *No pools, hot tubs, splashpads, sprinklers, washtubs, water balloons, etc *Visiting children/grandchildren belongings must picked up and stored properly every day *Sidewalk chalk is allowed, on your pad or in front of only *Longer than 2-day (48 hours) stay must get approval through management prior to arrival

Pets

*All pets need to be kept updated on shots *All pets must always remain on a leash unless in a designated fenced dog park. *Leashes must be connected to pets’ collar/harness and your hand. *Leashes must be no longer than 6ft in length. *Cats, reptiles, birds, etc must be inside only pets. *No pets in buildings or bathhouses. *No tethering of pets outside unattended for any reason or length of time “NO aggressive breed aogs or mixes witn. -Pitbull, Staffordshire Terrier, German Shepherd, Cane Corso, Chow Chow, Doberman Pincher, Rottweiler, Mastiff (Bull and English), Malinois, American Bulldog, Dogo Argentino, etc *Clean up in all locations after your pet is required immediately. *Failure to pick up after pet anywhere, $100.00 per pile. One week to pay the fine. Failure to pay fine will be served 24-hour notice to vacate. Repeat offenders, fines increase in $50.00 increments each time. *Excessive barking, out of control dogs, aggressive pets will/can be asked to be removed from park *NO poultry, swine, cattle, horses/ponies, sheep, goats, or any other livestock may be kept on or visit property *Deceased pets must be disposed of off-site, burials or trash dumped will result in eviction *No pools or water tubs for your pet to play/cool off in

Rent

*Rent must be paid by the first of each month, late fees start at close(5pm) on the third, eviction after 3PM on the fifth. *Late Fees start at 5pm, $50.00 a day until the fifth (3PM) *Rent payments may be made by Check, Money Order, Debit Card, Visa, MasterCard, Discover, or AMEX, NO CASH *After hour payments may be placed in the drop box located inside the clubhouse in the office door, payments will be processed next business day. *No refunds will be given FOR ANY REASON * Noncompliance with evictions will result in towing of your property at your expense.

Quiet Time

*9pm-8am Please be considerate of your neighbors at ALL hour's day and night *Loud music, conversations, noise disruptions, etc; could result in being asked to depart

Office Hours

*Monday-Friday 9am-5pm Closed Saturday-Sunday and all Major Holidays *For Emergencies call 911, then notify office *After hour calls/texts are for emergencies only
